Leading off a Deal Sheet immune from the summer slump is HFF's recent sale and financing of a hot H-E-B-anchored retail center in Atascocita, a lucrative growing area of Northeast Houston with 65,000 residents earning an average household income of $112K.

The Market at Lake Houston was completed in 2002 and is fully leased to national and regional tenants, including H-E-B. The heavily trafficked intersection see more than 69,000 vehicles per day. 

HFF's Rusty Tamlyn and Ryan West marketed the property on behalf of an undisclosed institutional client. HFF's Kevin MacKenzie, Jamie Kline and Matthew Putterman worked on behalf of the new owner to secure acquisition financing as part of a larger portfolio with Nationwide Life Insurance Co.

NAI Partners' Trey Martin repped 31107 FM 1093 in the sale of 21 acres at the corner of FM 1093 and James Lane in Fulshear. Colliers' Chase Space repped the buyer, Jacinterests.

ICO Commercial's Larry Indermuehle, Jane Nodskov and Lang Mote repped the sellers of four tracts of land (each roughly one acre) in the Walsh Road Industrial Park in Rosenberg. Sky Pulford with RE/MAX Westside Commercial and DK Parkikh with Champions Real Estate Group repped the buyers.

HFF’s team led by Trent Agnew and Rusty Tamlyn repped TA Realty in the purchase of two assets comprising three infill, industrial warehouse buildings totaling 101K SF in two Houston submarkets. The properties are 3300 Claymoore Park, which is on 2.25 acres in the heart of Houston’s Northwest industrial submarket, and 9362 and 9366 Wallisville Road, which is housed on four acres in the Northeast industrial submarket and has access to the Houston Ship Channel and the Port of Houston. The buildings are 100% leased to eight tenants.

Colliers’ Barkley Peschel and Trey Erwin repped the seller, Millennium RE, in the disposition of 12560 Reed Road, a 42K SF tilt-wall, multi-tenant industrial flex asset on 4.4 acres at the corner of Industrial Boulevard and Reed Road in the deed-restricted Sugar Land Business Park. Moody Rambin’s Jim Autenreith and Bob Gulley repped the undisclosed buyer.

Marcus & Millichap’s Nate Newman repped the buyer, a private investor, in the acquisition of The Goddard School, a 8K SF net-leased property in Spring. No landlord information was provided.

Inland Real Estate Acquisitions’ Matt Tice and Inland Real Estate Group’s Brett Smith negotiated the purchase of two US Pain & Spine Institute medical office buildings in Houston, on behalf of an Inland affiliate.

FINANCING

7 KD Office, Montgomery County

LMI Capital's Brandon Brown, Kurt Dennis and Jamie Safier secured financing for an office building and three garden-style apartments, totaling $29M.

HFF's Kevin MacKenzie, Kamie Kline, Jeremy Womack, Gregg Shapiro, Jason Bond, Jim Curtin, Nat Scarmazzi, Cory Fowler and Matthew Putterman repped Westwood Financial in arranging $171M in first lien financing for a portfolio comprising 13 multi-tenant retail centers totaling 1M SF in Arizona, California, Florida, Georgia, Illinois, North Carolina and Texas.

CBRE now has the exclusive leasing assignment of Park Towers North and South, two Class-A office buildings at Loop 610 and Post Oak Boulevard, in Houston’s Galleria submarket. Warren Savery and Jason Presley will lease the property.
