Linde North America is expanding its Houston presence in the Energy Corridor.

The industrial gas producer is leasing the second and third floors at Jacob's Plaza (pictured), a 171k SF building in the Woodbranch Park complex at 12140 Wickchester Lane. PMRG is managing and leasing the complex.

FitnessFX leased 6k SF and Fort Bend Women’s Center leased 1k SF in Katy at the recently completed 30k SF Firethorne Plaza retail development. KM Realty Management's Steven Stone repped the landlord in both transactions.

Greater Metroplex Interiors leased a 12k SF facility at 4905 Cranswick Rd. Lee & Associates' Jon Sellers repped the tenant. NAI Houston's Nick Peterson repped the landlord, RNKC Real Estate.

HRSS, a full-service accounting firm, leased 19k SF at 6671 Southwest Fwy. Lee & Associates’ Travis Taylor and Chris Nash repped the tenant. Trey Miller and Jessica Barrera repped the landlord, Boxer Property.

Roadrunner Transportation Systems moved into a new building in Duke Realty's Point North Cargo Park development. The company leased 97k SF at 8411 FM 1960 in Humble for its less-than-truckload freight operations.

Sun & Ski leased 10k SF in the Woodlands on I-45 just north of Sawdust Road. Evergreen Commercial Realty’s Lilly Golden repped the tenant and The Retail Connection’s Jonathan Probst repped the landlord, Woodpark Retail Plaza.

Tipton Co bought a 10k SF office/warehouse on 1.9 acres at 3565 South Loop 336 East in Conroe. NAI Partners' Chris Caudill repped the buyer, while Sellers & Associated's Robin Patterson repped the seller, Mary Ladoris Cates.

Newell Commercial Properties sold 13222 Reeveston Rd, a 15k SF freestanding office/warehouse. Moody Ramblin’s Jim Autenreith and Dan Nguyen repped the seller; the buyer was undisclosed.

A 1031 exchange buyer from Southern California purchased Fairporte Green Shopping Center, a 48k SF retail property in La Porte. Marcus & Millichap SVP Jerry Goldstein repped the seller, a partnership in Washington, DC/Maryland. The asset was listed at $8.2M, and the buyer assumed an existing CMBS loan.

529-99 Industrial Park LLC purchased nine acres on FM 529 in Katy. Lee & Associates’ Jon Sellers and Mike Spears repped the buyer. Colliers’ Bill Byrd repped the seller, Urban Cos.

A private investor purchased 8.9 acres at 5925 Stockdick School Rd in Katy. Kyle Hoegemeyer repped the buyer. Lee & Associates’ Reed Vestal and Taylor Schmidt repped sellers Mark and Darlene Kubacak

Miller Road Realty purchased 92.4 acres on Beaumont Highway in Houston. The tract is adjacent to the 80.45 acres the company snapped up in December 2015, which brings the total site to 173 acres. Colliers International’s Trey Erwin repped the buyer.

DEVELOPMENT

Hines started construction on its Beltway Southwest Business Park, a Class-A master planned business park on 75 acres at the northeast corner of Beltway 8 and Fort Bend Toll Road.

MFT Interests plans to replace a shuttered US Postal Service building in the Heights with a two-story mixed-use development that will include space for offices, shops and restaurants.
