This Week's Houston Deal Sheet

Weatherford Business Park is now fully leased, with 568K SF of new leases signed.

Three recent leases were signed at Building 2 at the park. Holiday Logistics, doing business as King of Christmas, leased 88.7K SF, represented by NAI Partners' Clay Pritchett. Chadwell Supply Texas leased 144.7K SF, represented by Lee & Associates' Reed Parker. Dishaka leased 77.8K SF, represented by Fincher Cos.' Terry Nehls.

Immatics U.S. leased 100K SF at Building 1, represented by Cushman & Wakefield's Scott Visin. In August 2021, Chempak signed for the entirety of Building 3 in a 10-year, 156.7K SF lease. It was represented by Avison Young's Anthony Squilante and Drew Coupe.

Colliers' Barkley Peschel, Walter Menuet and Jason Scholtz represent landlord Weatherford Farms DC. Crow Holdings Industrial's Cory Driskill and Emily Walker represented the developer.

PEOPLE

Gulf Coast Commercial Group hired Darren Amato as vice president of capital markets. Amato was vice president of investments at Weingarten Realty Investors, where he held various roles for 20 years.

SALES

Miami-based investment firm Creative bought Two Harbour Square, a nearly 27K SF medical office plaza at 3033 Marina Bay Drive in League City.

The property was sold by LH Harbour Square LLC, which was represented by NAI Partners' Cary Latham, Wyatt Huff and Jason Gaines, who also procured the buyer.

Pisano Investment Properties sold a 13.5K SF building, along with an acre of land, to an undisclosed local real estate group.

The building is at 6719 Theall Road. Pisano was represented by NAI Partners' Cary Latham and Hunter Stockard.

H Greg Investment of California, an LLC, purchased an 82.5K SF special-purpose building on 7.74 acres at 6737 Southwest Freeway. Lee & Associates - Houston's Chase Cribbs and Justin Tunnell represented the buyer.

PDGL Partners sold 2.76 acres on Spell Circle in Tomball. Lee & Associates - Houston's Clint Hankla represented the seller.

616 FM 1960

LEASES

The Federal Emergency Management Agency signed a top-floor lease at 616 FM 1960 in Houston.

FEMA will move into the 17K SF space this summer, where it will host 75 Houston-based field inspectors, as well as management. The space is fitted with custom cable networking and a blackout-safe electrical grid.

Houston-based property management company Asset Living has reached the 1,000-property milestone.

The company grew 60% since 2021 and now has a $30B real estate portfolio.

FINANCING

Northmarq arranged financing for three Houston multifamily properties.

The properties, all owned by WindMass Capital, are Sedona Square in southwest Houston, Verano in Westchase and Rock Creek at Hollow Tree in north Houston. The properties total 1,134 units. The Northmarq team was led by Senior Vice President James Currell, Senior Vice President Joel Heikenfeld and Vice President Emily Balazik.
