This Week's Houston Deal Sheet

Popular South African fast-casual restaurant Nando's Peri-Peri will open two Houston locations ahead of a Texas expansion.

The chain, which has most of its U.S. outposts around Washington, D.C., and in Chicago, will open next year in Houston's Post Oak Plaza in Uptown as well as in La Centerra in Cinco Ranch. It is the first new market expansion for the company in seven years.

“Our authentic flavors were born in South Africa but are built for Houston. We can’t wait to welcome Nando’s newcomers and loyalists who have long lobbied for us to come to Texas and to this fast-growing city known for its incredible diversity and culinary scene,” Nando's Peri-Peri USA CEO John Fisher said in a press release.

The 3,200 SF Uptown location is in the redeveloping Post Oak Plaza, which has seen multiple new tenants recently, including popular Houston restaurant Kenny & Ziggy's. The Nando's location there will be designed by Austin firm Michael Hsu Office of Architecture. The tenant and landlord were represented by Shop Cos.

Gensler appointed Jerry Alexander as co-managing director of its Houston office. He joins Stephanie Burritt, also a co-managing director. Alexander was most recently Gensler's global leader in its brand design practice, a role he will continue to hold. He is a principal in Houston as well.

OHT Partners sold Lenox Clear Lake, a 380-unit multifamily property at 15500 Middlebrook Drive in Houston.

It was bought by New York City-based The Praedium Group. Berkadia Senior Managing Directors Todd Marix and Chris Curry, Managing Directors Jeffrey Skipworth, Chris Young and Joey Rippel, and Director Kyle Whitney marketed the property for OHT Partners.

Three Pillars Capital Group sold Red Pines Apartments, a 181K SF multifamily property. The 243-unit property at 3823 Red Bluff Road in Pasadena sold to a Texas private equity firm. It had been purchased by Three Pillars in early 2021.

REB TX Land Properties sold an 18.5K SF warehouse at 21247 Hufsmith-Kohrville Road in Tomball. An out-of-state exchange buyer purchased it. NAI Partners' Cary Latham and Hunter Stockard represented the seller.

FM 529 Holdings sold a 15K SF building at Vault 529 Industrial Business Park at 13738 FM 529. NAI Partners' Darren O'Conor represented the seller, and CBRE's Jeremy Kraus and Jordan Enger represented the unnamed buyer.

Robert Surratt LLC sold 213 acres at Field Store Road and Knebel Road in Waller. Inspire Communities purchased the acreage to build a residential development. NAI Partners' Alex Makris and Jeff Pittman represented the seller.

CONSTRUCTION AND DEVELOPMENT

Blue Ridge Atlantic and FTK Construction Services will launch a preservation project for The Park at Kirkstall, a 240-unit affordable housing complex in Houston.

The complex at 300 Kirkstall Drive was built in 2003 and will see a $12M, 21-month renovation, including unit upgrades, roofing, HVAC, outdoor amenities and other improvements.
