This Week's Houston Deal Sheet

Fitness concept Gold's Gym signed three long-term anchor leases in Houston, including a 34K SF location at Friendswood Crossing, a 28K SF location at Bingle Crossing and a 26K SF location at Northchase Plaza.

Gold's Gym is returning to Houston two years after its original owners filed bankruptcy amid the pandemic.

The locations are under construction and will open in three months. The concept was acquired by German fitness company RSG Group GmbH in 2020 after Gold's Gym filed for Chapter 11 bankruptcy protection.

Another brand from RSG Group, John Reed Fitness, is looking at a location inside the Loop for its only Houston spot.

"RSG Group is in expansion mode in the U.S. Houston will be a corporate market," said Kevin Sims, senior associate at NewQuest Properties, in a release.

The deal comes about two years after Gold’s Gym shuttered locations across the nation in the wake of its bankruptcy filing.

PEOPLE

Cliff Parker has been hired as senior vice president of property services at NAI Partners. Parker will oversee NAI Partners' property management across Texas. He previously worked with CBRE, Hines and other companies in Houston.

SALES

TJD Properties sold 1560 Industrial Drive, a 21K SF industrial building. Cary Latham and Wyatt Huff of NAI Partners represented the seller, while JLL's David Buescher represented the buyer, Wolf Capital Partners.

Fritsche Anderson Realty Partners announced several deals:

  • Fritsche Anderson Realty's Mike Quinn and John Milam represented a 2.23-acre sale at Pinemont Drive and Mangum Road, to an unnamed seller.

  • 1020 West Street Holdings purchased a 16.7K SF industrial building at 1020 West St., represented by Fritsche Anderson's Brandon Wuntch and Dylan Coleman.

LEASES

Legacy Trust leased 18K SF at 1415 Louisiana in the downtown area, the entirety of the building's 19th floor. Connor Saxe and Vince Strake of Cushman & Wakefield represented landlord Wedge Group, while Tommy Wilson of Fritsche Anderson Realty represented Legacy Trust.

Fritsche Anderson Realty Partners represented T Deez Car & Audio in leasing 18.7K SF at 6741 Satsuma Drive, with the landlord, Indwood Holdings, represented by Brandon Wuntch and Dylan Coleman.

Stream Realty Partners announced several leases:

  • Unisource Acquisition Corp. renewed its 27K SF lease at Railwood Industrial Park at 6040 Railwood Drive. The landlord, DRA Advisors, was represented by Jeremy Lumbreras and Garret Geaccone at Stream Realty Partners.

  • Master's Craft Corp. leased 32.8K SF at Post Oak Business Center at 5821 Westview Drive. Landlord DRA Advisors was represented by Boone Smith and Garret Geaccone of Stream Realty.

  • William Liftex Corp. renewed its 12K SF lease at Wynnwood Business Park at 7266 Wynnpark Drive. Landlord Oxford Properties was represented by Boone Smith and Garret Geaccone.

  • Vego Garden leased 52K SF at Hardy Distribution Center at 1521 Greens Road. Landlord Clarion Partners was represented by Boone Smith and Justin Robinson.

CONSTRUCTION AND DEVELOPMENT

Skanska completed the foundation pour on its 28-story downtown office building, 1550 on the Green. The project broke ground last summer. Skanska is emphasizing its sustainability measures in its construction, like using an Embodied Carbon in Construction Calculator, which reduces carbon emissions.

Gulf Coast Commercial Group began construction on The Grove at Harper's Preserve in Conroe. The 21.5K SF retail building will have a Jersey Mike's Subs, Freebirds World Burrito, AT&T and Dutch Bros. Coffee in the first quarter of 2023.
