This Week’s Houston Deal Sheet purchased 363 North Belt, a 386.3K SF, 20-story office building in North Houston.

The building is on a 3.79-acre site just east of the I-45 and North Sam Houston Parkway interchange in North Houston. Boca Raton, Florida-based intends to relocate its headquarters to Houston.

363 North Belt was renovated in 2012 and features a seven-level connected parking structure, as well as a fitness center, conference facility, restaurant/deli and 24-hour security.

JLL Capital Markets’ Martin Hogan and Kevin McConn represented the seller, California-based investor Manny Khoshbin.


The NRP Group promoted Alastair Jenkin to senior vice president of development for Dallas-Fort Worth, Austin and Houston. Jenkin, who previously oversaw Austin and Houston, will oversee all aspects of the development process for both market-rate and workforce housing communities. He joined The NRP Group in 2017 as vice president of development.


Jose Lopez joined Rockspring as national director of sales. He will be responsible for growing the Rockspring brand among investors and broker-dealer partners across the U.S. Previously, Lopez was with MBD Solutions where he oversaw the sales and marketing of Reg D offerings focused on real estate development and value-add, debt offerings and areas of high opportunity. Prior to that, he was a financial adviser for Morgan Stanley. Lopez is based in Reading, Pennsylvania, where he will head the national account side for the firm.


Foam Brothers Inc. purchased a 16.6K SF industrial property at 5645 Northdale St. The company is expanding operations from its current location. Champions Real Estate Group’s Marina Alcazar represented the buyer, while Belvoir Real Estate Group’s Kyle Fischer represented the seller, K&M Investments.


BZ Express Inc. purchased a 2.4-acre tract at 13702 Rankin Park in Houston for the new headquarters of its growing trucking business. The property will be utilized for the parking and servicing of trucks and a new office will also be constructed as the command center. Davis Commercial’s Cotton Munson represented the seller, Rankin Park Holdings Inc.


An undisclosed buyer purchased a 68K SF industrial property at 19902 Hufsmith-Kohrville Road in Tomball. Lee & Associates’ Patrick Wolford represented the seller, TSF Tomball.


WSS Shoes at 2214 Spencer Highway in Pasadena, Houston.

WSS Shoes leased 11K SF of retail space at 2214 Spencer Highway in Pasadena. The store opened in July and is the retailer’s sixth location in the Houston area. Henry S. Miller Brokerage’s Shawn Ackerman and Jason Du represented the tenant. The landlord is MRBL Investments Inc.


Law Office of Bryan Fagan renewed 10K SF at 3707 FM 1960 in Houston for two years. Hartman Income REIT, the landlord, was represented in-house by Rod Hale.


Goree Architects expanded its lease at Sage Plaza, 5151 San Felipe St. in Houston. The company expanded its footprint by 3.8K SF, bringing the firm’s total office footprint to 18K SF, occupying nearly the entire 17th floor. Avison Young’s Anthony Squillante and Collin Roach represented the tenant, while CBRE’s Nina Seyyedin and Jason Presley represented the landlord, Granite Barnhart Sage Plaza LP.


HostGater renewed its lease for 38.6K SF of office space at 5005 Mitchelldale in Northwest Houston. JLL’s Don Foster and Ed Prejean represented the tenant, while Transwestern’s Michelle Wogan and Paula Musa represented the landlord.
