Welcome Group acquired the 3004 Aldine Bender Complex, an industrial property with three leased, single-tenant buildings totaling 116.8K SF on 38.09 acres.

The Aldine Bender Complex contains three single-tenant buildings, leased by Kellogg Brown & Root LLC, Circle 8 Services Inc. and SRS Distribution Inc. Also included in the property is an 18.6-acre stabilized pipe yard leased by Edgen Murray Corp.

The acquisition is the latest in Welcome Group’s expansion activities, which include a portfolio of more than 115 industrial properties throughout Texas. The company is actively seeking additional single-tenant properties across the Southeast for purchase.

Welcome Realty Advisors’ Ryan Wasaff and John Wilson represented the buyer in the transaction. Partial financing was provided by an existing industrial property acquisition facility agented by the Houston office of the Spirit of Texas Bank.

Ocean 4 LLC purchased a 15.6K SF assisted living facility at 7741 Tanglewilde St. in southwest Houston. Best Personal Care is a Type A behavioral health assisted living facility that provides care to residents with mental disorders and adults with special needs. It has 46 licensed beds. The buyer was represented by Keller Williams Commercial’s Richard Copeland, while Colliers International’s Elena Bakina represented the seller, Best Personal Care LLC.

Hufsmith RE Partners purchased a 44K SF manufacturing facility on 6.75 acres at 19950 Hufsmith Kohrville in Tomball. The buyer was represented by First Houston Properties’ Patrick McKiernan. The seller was represented by Texas Life Realty’s Katie Jean.

An undisclosed buyer purchased a 10.7K SF industrial property at 6921 Homestead Road. NAI Partners’ Zane Carman and Clay Pritchett represented the buyer, while Moody Rambin’s Zack Taylor and Lawton Anderson represented the seller, TNT Equipment Co.

LEASES

Weinstein Spira leased 15.8K SF on the ninth floor of Regions Financial Center at 3773 Richmond Av. Senterra Real Estate Group’s Neil Tofsky and Kevin Tofsky represented the tenant, while CBRE’s Jason Presley and Nina Seyyedin and TRC Capital Partners’ Kellie Jenks represented the landlord.

BrandSafway Solutions leased 15K SF of flex space at 5825 Kelley St. Lee & Associates’ Taylor Schmidt and Reed Vestal represented the tenant, while Boyd Commercial’s David Munson represented the landlord, Audie Gray Family LP.

THIS AND THAT

MHW Commercial Real Estate, a real estate brokerage and investment firm, is relocating from The Woodlands to an 11K SF historic building in downtown Conroe at 336 North Main St. The firm is headed by Jody Czajkoski, a Conroe city councilman. MHW is renovating the property into an office building with space available for lease. The firm already has commitments from the University of St. Thomas and Blue Epiphany to lease space in the building.
