NewQuest Starts New Phase Of Waller County's Biggest Retail Project: The Houston Deal Sheet

NewQuest broke ground on the multitenant component of the $400M Texas Heritage Marketplace, Waller County’s largest retail development in its 153-year history, according to the developer.

This phase is focused on NewQuest’s vision for 5 acres of parklike green space, dubbed Heritage Grove, surrounded by 35K SF of dining concepts and spa- or fitness-related retail, plus 101K SF for four junior anchors. 

NewQuest is eyeing a first-quarter 2027 delivery for the junior anchor space earmarked for:

  • Academy Sports + Outdoors, 51K SF
  • Burlington, 22K SF
  • Spec’s Wine, Spirits & Finer Foods, 17K SF
  • Ulta Beauty, 10K SF

Texas Heritage Marketplace will total 800K SF on 165 acres, the largest development site in the Interstate 10 Corridor of West Katy. The development is anchored by Lowe’s Home Improvement, Target and a wholesale retailer, which are in various stages of construction. Staggered openings are slated to start in September. 

NewQuest’s David Meyers and Bob Conwell have preleased more than 90% of Texas Heritage Marketplace in roughly 18 months.

Arch-Con Corp. of Houston is NewQuest's general contractor for multitenant retail construction and site work. California-based AO is the architect of record.

PEOPLE

Winthrop Realty Group hired Tod Harrison as managing partner of its newly launched Winthrop Property Management division. Harrison will be joined by Angie Sterry as senior general manager and Diane Corbo as property management assistant.

The team joins Winthrop from Holt Lunsford Commercial, bringing decades of combined experience managing institutional-quality office, industrial and retail assets.

Winthrop began managing a portion of its owned portfolio in 2025 as part of its vertically integrated operating model. With the formation of WPM and the addition of this leadership team, the firm now manages its entire investment portfolio and several million square feet of third-party assignments.

“We are now a true full-service commercial real estate platform, with in-house expertise spanning investment, leasing, construction, and property management,” Winthrop Realty Group principal Andrew Armour said in a statement. “This division strengthens our ability to execute across every phase of the asset lifecycle and create value for our third-party clients and our investors.”

Jeff Dewese

The Signorelli Co. promoted Jeff Dewese to president of Signorelli Development Co.’s Land Division. Dewese is responsible for divisional aspects, including land development, strategic planning, land acquisition, project and budget management, and team development for the company’s master-planned communities across Texas. Most recently, he served as senior vice president of the land division.   

The Signorelli Co. has 13 master-planned communities under development, including its largest project to date, Austin Point, a 4,700-acre residential and mixed-use development in Fort Bend County.

Dewese joined The Signorelli Co. in 2017 as development manager, bringing more than a decade of experience in new home construction, purchasing, sales and land development projects.

Houston-based Kolache Factory hired Hunter Lacamu as its first senior data analyst as the brand evolves toward more data-informed decision-making and growth. He will build a business intelligence framework and focus on sales trends, product usage and cost management. 

Kolache Factory plans to open two new locations in the Houston market this year, one in Fulshear and the other in Nassau Bay, a small city southeast of Houston. The Nassau Bay location is owned by franchisee Jason Montegut, a former oil and gas executive. He opened the League City-based Kolache Factory in 2019 and plans to open a third location in Friendswood in 2027.

SALES

Dallas-based Camco Investment Group bought 5300 Memorial Drive, a boutique office building in Houston’s Rice Military area. 

JLL represented Equus Capital Partners, the seller of the 154K SF building, procured the buyer and worked on behalf of Camco to secure a five-year acquisition loan through Cornerstone Capital Bank.

At the corner of Detering Street and Memorial, 5300 Memorial Drive has 11 stories of Class-A office space and a connected six-level parking garage. It was renovated in 2019 and is 90% leased. 

JLL Capital Markets’ investment sales and advisory team, representing the seller, was led by Marty Hogan and Kevin McConn. JLL’s debt advisory team, representing the borrower, was led by John Ream. 

“The debt capital markets continue to open up for well-located, well-leased office assets and as we’re seeing across the board, 5300 Memorial attracted a variety of lenders ranging from life companies, to local banks to national banks,” Ream said in a statement. 

CONSTRUCTION AND DEVELOPMENT

Austin-based Buchanan Capital Partners announced the capitalization and closing of North Airport Logistics Center, a 476K SF cross-dock industrial development in North Houston. The project is being developed in partnership with Houston-based Hanover Co.

The development is along Rayford Road and FM 1960, about a mile north of George Bush Intercontinental Airport, and will include 3.5 acres of outdoor storage. Hanover will oversee development, and CBRE and Faron Wiley will lead leasing.
