New H-E-B To Anchor Singorelli Co. Development In New Caney

The Signorelli Co. is developing a new mixed-use district in its Valley Ranch master-planned community in New Caney, north of Houston.

Commerce District at Valley Ranch will have 400K SF of commercial space and a 600-unit multifamily community. The first phase, Commerce West, will be anchored by a 120K SF H-E-B supermarket expected to open in fall 2027.

This will be the first H-E-B in New Caney, a growing unincorporated community in Montgomery County, about 30 miles northeast of Houston. 

“The addition of H-E-B is more than welcoming a premier retailer—it reinforces Valley Ranch's continued ability to attract investment, create jobs and deliver lasting value for the families and communities we serve,” The Signorelli Co. CEO Danny Signorelli said in a statement.

The Commerce West phase will include an additional 19,500 SF of retail space and two outparcels. 

Commerce East, the future second phase, will include additional retail, restaurants, luxury multifamily residences, Class-A office space and public gathering spaces with landscaped plazas to accommodate outdoor dining, live entertainment and festivals.

“Commerce District represents the next chapter in the commercial evolution of Valley Ranch,” said Greg Wattson, senior vice president of commercial development at The Signorelli Co. “H-E-B provides a strong foundation for a carefully curated collection of retailers, restaurants and services that will serve one of the fastest-growing trade areas in Texas.” 

Commerce District will support continued residential growth at Valley Ranch, including the 328-acre Azalea District, the community's final single-family neighborhood, according to The Signorelli Co. The district’s 203-acre residential component features 359 homes built by First America Homes, The Signorelli Co.'s homebuilding division.

Altogether, Valley Ranch encompasses 2.5M SF of retail, office, entertainment, restaurant and mixed-use development, complemented by more than 2,000 single-family homes and 1,000 multifamily residences.
