Bisnow Exclusive: Move Over, River Oaks; Downtown Is Now Houston's Priciest Neighborhood

Houston’s priciest ZIP code is no longer River Oaks, according to a new study released exclusively to Bisnow by RENTCafé. The researchers found that Downtown's 77010 is the wealthiest neighborhood in Houston, and has the highest median rent in town: $3,800/month. Residents of the ritzy enclave earn an average of $250,001.   

The area is home to One Park Place, a glossy residential tower that overlooks Discovery Green. Developed by The Finger Cos, the development boasts luxurious hotel-style amenities, including 24-hour concierge services and a massive resort-style pool. At 1111 Caroline is Four Seasons Place, the residential component of The Four Seasons Hotel. With a slew of restaurants, the George R. Brown Convention Center, and Discovery Green, it’s easy to see why you’d live there if you could afford it.

The median age of the 77010 area is 44: prime earning time.

South of the Memorial Park Golf Course, the 77019 ZIP code, which encompasses River Oaks, Avalon Place and Hyde Park, is the second most expensive neighborhood with a median rent of $1,790/month. This green block is an oasis of fine dining, great shopping and some of the best architecture in the city.
