Northeast D.C. Update

Steve Boyle is Chief Development Officer and responsible for all development leasing, and acquisition activities in EDENS’ Mid-Atlantic portfolio. Steve joined EDENS in 2001, opening the company’s regional headquarters office in Washington, DC. He has since grown that office to more than 80 team members with a portfolio of more than 45 properties. He has been instrumental in leading the company’s expansion into urban, dense areas with projects, such as CityVista, a mixed-use center anchored by an “urban style” Safeway in Washington, DC, and Mosaic, a two million SF mixed-use project in Fairfax, VA. He is currently leading the five million SF Union Market project in Northeast DC. Prior to joining EDENS, Steve was an investment broker with CB Richard Ellis in Los Angeles, as well as with Rosenthal Shuler in Washington, DC. A native of Long Island, NY, he graduated from Princeton University. He is a board member of the Washington, DC Economic Partnership, Green Acres School and the Mount Vernon Triangle Community Improvement District. Steve has spoken at Gallaudet University, George Washington University, Georgetown University, George Mason University and the University of Virginia.

Mr. Smith serves as a Managing Director and COO for Trammell Crow Company’s MidAtlantic Business Unit and is responsible for setting the strategic direction of the business and overseeing the fi nancial, risk management, and human resource functions. He is also responsible for sourcing new development deals and managing projects through the entire development process, including initial concept planning, design, fi nancing, construction, leasing, and disposition. Before moving to the Washington, DC market in early 2005, Mr. Smith worked for the Company’s Chief Investment Offi cer, where he focused on corporate fi nance and M&A activity for the Company, including the eventual merger between Trammell Crow Company and CBRE. Mr. Smith has experience across a range of product types including offi ce, multi- family and retail. Mr. Smith’s strong background in fi nance and acquisitions, combined with his attention to detail and disciplined approach to project management, helps ensure that the client’s interests are protected throughout the development process. Mr. Smith currently manages development projects totaling over 4 million SF, including: The Dalton, a 270-unit luxury apartment project in Alexandria, VA; Century, a 2.4 million SF mixed-use project in Germantown, MD; and Armature Works, a 2.5-acre development in Northeast Washington, DC.

Austen Holderness serves as Carr Properties’ Executive Vice President and Chief Development Officer and oversees all ground-up development activity at Carr Properties, from deal acquisition through the stabilization of each asset, including oversight of all matters related to design, development, construction management, and joint ventures. His responsibilities include sourcing and evaluating new development opportunities. Prior to joining Carr Properties, Austen distinguished himself as a Senior Development Associate at CarrAmerica Realty Corporation. During his career he has managed $2.75 billion (five million square feet) in commercial real estate development. Austen received his Bachelor of Arts from the University of North Carolina and his Master of Business Administration from the Darden School of Business at The University of Virginia.

Robin-Eve Jasper is President of the NoMa BID. With a passion for issues at the intersection of public policy and private investment, Robin-Eve’s career includes working as a corporate attorney and lobbyist in New York and Washington DC, commercial development experience in Washington DC, a leadership role at DC’s largest nonprofit provider of affordable rental housing, and providing real estate consulting services to governments and educational institutions nationwide. Recently, Robin-Eve served as Director of Washington, DC’s Department of Real Estate Services where she oversaw eradication of a backlog of hundreds of million of dollars of capital projects, and developed and implemented cutting edge space utilization standards. Robin-Eve conceived of and implemented the public private partnership for the redevelopment of the former Washington Star print planting at 200 Eye Street SE, which received several 2012 “Deal of the Year” awards from local and national entities. Robin-Eve has been active in NoMa for many years. She worked as part of the successful coalition to see the shuttered McKinley Technology High School re-opened as the District’s premier technology high school. Robin-Eve represented the development firm of Greenebaum and Rose in NoMa transactions as well as on the NoMa Stakeholders Coalition. In 2007, Robin-Eve was a consultant to the NoMa Improvement Association, working on establishing the NoMa Business Improvement District.

Michael Abrams serves as Managing Director. In this capacity he is responsible for executing the investment strategy for value-add and development projects in Maryland, DC, and Virginia across all product categories. Michael has more than 30 years of experience in commercial real estate development and investment, and has been a principal in the construction or acquisition of over two million square feet of real estate. Mr. Abrams holds a Bachelor of Arts in International Studies from Johns Hopkins University and a Juris Doctorate from Washington College of Law at American University.

John Clarkson is a Managing Director for Greystar Development Services, where he oversees all conventional, student, and active adult housing development activity in the Mid-Atlantic Division, which includes New Jersey, Pennsylvania, Delaware, Maryland, Virginia, and the District of Columbia. Before joining Greystar in 2019, John was a Senior Vice President with JBG Smith Properties, where he led mixed-use development projects within the Washington DC metropolitan area. John began his career as an Analyst with the JBG Companies. He is a member of the Urban Land Institute Transit Oriented Development (TOD) Product Council, the National Multihousing Council, and President of the DC Real Estate Group. John received his bachelor’s of arts degree in History and Spanish from Vanderbilt University and his Master’s of Business Administration from Kenan-Flagler Business School at the University of North Carolina.

Evan Behr is one of the leaders of JLL’s DC Agency Leasing team, who solely focus their attention on the representation of DC’s downtown office building owners. Evan joined JLL in March 2012 and co-heads, along with Doug Mueller, an agency portfolio currently totaling approximately 10 million square feet of DC office buildings in various product types and locations. Evan’s diverse background inasset management, acquisitions, agency leasing and tenantrepresentation provides a unique perspective to office building owners in Washington, DC. Prior to joining JLL, Evan was a key member of Tishman Speyer’s Washington, DC officewhere hewas responsible for leasing a portfolio of approximately 4.5 million square feet. Evan also gained in-depth asset management experience on Tishman Speyer’s 28 building, 6 million square foot office portfolio in DC, Virginia andMaryland, as well as underwriting experience in the acquisitions department. Prior to Tishman Speyer, he focused on tenant representation at CBRE. Evan graduated cum laudewith a B.S.B.A. from Georgetown University’sMcDonough School of Business, where he double majored in finance and management. He is a former founding member of Executive Committee BoardMember of DCBIA- DLD. He is also a member of JLL’s Leadership Committee Advisory Board. He is a fundraiser for the Leukemia and Lymphoma Society and Travis Manion Foundation.

Bo Menkiti is the Founder and CEO of the Menkiti Group, a real estate company dedicated to transforming lives and communities through real estate. The Menkiti Group is focused on strengthening neighborhoods through the strategic development, management, and disposition of real estate in urban markets. Mr. Menkiti also serves as CEO and is the Founding Partner of Keller Williams Capital Properties, a residential real estate brokerage managed by the Menkiti Group. Mr. Menkiti’s work has been featured in David Bornstein’s book on social entrepreneurs “How to Change the World,” and in Stephen Goldsmith’s “The Power of Social Innovation.” Mr. Menkiti has been recognized nationally by Ebony and Inc. Magazine as one of the coolest young entrepreneurs in America, and was awarded The National Association of Realtors Prestigious “30 under 30” award in 2006. Mr. Menkiti was also honored as a Minority Business Leader by the Washington Business Journal and named to the paper’s 2014 Power 100, a list of the most influential business leaders in the Washington metropolitan area. He was also recently honored by the National Association of Realtors as the District of Columbia Realtor of the Year in 2014 and as Keller Williams Realty International’s 2015 Entrepreneur of the Year. Under Mr. Menkiti’s leadership, the Menkiti Group and Keller Williams Capital Properties have been recognized by Inc. Magazine as being among the fastest growing private companies in the nation and by the Initiative for Competitive Inner City (ICIC) and Fortune Magazine as two of the fastest growing inner city businesses in America. Prior to forming the Menkiti Group and Keller Williams Capital Properties, Mr. Menkiti served as Chief Operating Officer of College Summit, a national non-profit organization dedicated to increasing the college enrollment rate of low-income students. In this capacity, Mr. Menkiti oversaw the organization’s successful growth into a multi-site national organization. Mr. Menkiti served as the 2013 President of the District of Columbia Association of Realtors and is a board member of City First Bank of DC and Dance Place. Mr. Menkiti also serves as a member of the Steering Committee of the Small Business Policy Project and on the board of DC Water, the District of Columbia Water and Sewer Authority. In 2015, Mr. Menkiti was inducted on the board of the Myer Foundation, the Federal City Council, and was elected as the Executive Board Member of Prolanthropy. Earlier this year, Mr. Menkiti launched the Capital Properties Menkiti Group Foundation, an organization that focuses its resources on serving the diverse social needs existing in the National Capital Area. Mr. Menkiti is a graduate of Harvard University. He lives in the District with his wife and three young sons.

Madi Ford serves as the co-founder and managing partner of Audeo Partners, a certified small and woman owned business operating in Virginia. In this capacity, she manages acquisitions, deal structuring, development, joint venture negotiation, and equity and debt finance from a legal perspective for Audeo Partners and the firm’s consulting clients. Madi has a decade of transactional legal experience in commercial real estate, in addition to extensive experience in corporate governance. She advises on risk mitigation and complex cross-functional matters relevant to the ownership, asset management, and development of multi-family rental housing for Audeo Partners and several local firms and landowners in a consulting capacity. Madi has executed over $250M in debt financing including HUD, agency, and conventional market loans as well as structuring 1031 and opportunity zone equity for development deals. Madi has secured multiple successful PUD and BZA approvals for development projects totaling over $1B in development potential. She has also successfully managed complex litigation related to a class-action suit designed to prevent a $700M development from proceeding. Most recently, Madi transitioned distressed bank notes into a redevelopment project supporting retail, 200 multifamily units and 60 for sale units. Prior to founding Audeo Partners, Madi served as the Senior Vice President and General Counsel at MidCity Development where she oversaw all legal matters for the asset management and repositioning and development of a 9,000-unit portfolio of affordable and market rate apartment communities across the Mid-Atlantic. Ford has also served as Director of Legal Affairs at Vantage Management and as a Corporate Associate at Bingham McCutchen L.P. She holds a Bachelor of Science in Economics, Public Policy and the Law from Trinity College and a Juris Doctor from American University’s Washington College of Law. Madi currently serves on the Emerging Leaders Committee of the National Multi-Family Housing Council (NMHC) as well as serving on the NMHC Working Group for the Women in Multifamily Networking Series. Madi serves on the Board of Directors for The Academy of Hope Adult Public Charter School, Habitat for Humanity, D.C.-NOVA, and The Alice and Eugene Ford Foundation. She is a member of the Leadership Council for the District of Columbia and the Greater Washington Community Foundation: Partnership to End Homelessness. She has previously served on the boards of directors for two private companies, the Community Services Foundation, and the Holton-Arms School Alumnae Board. Madi is a passionate participant and supporter of initiatives focused on affordable housing, economic empowerment, and access to education. She was a Steering Committee Member for Habitat for Humanity D.C.’s 2017 Women Build, the Event Chair for the 30th Anniversary Gala for Habitat for Humanity D.C. in 2019, and the Event Chair for Habitat for Humanity D.C.’s 2021 Women Build campaign and the Co-Chair for Habitat for Humanity D.C.-NOVA’s 2022 merger launch. Additionally, Madi served as the Event Chair for the Academy of Hope’s 35th Anniversary Gala. Madi is very proud to have led fundraising campaigns generating several million dollars in donations for local organizations and was recognize in Fall 2022 as the March of Dimes “Heroine of Washington” for the Real Estate Sector.

Sharon Carney serves as Chief of Staff at the Office of the Deputy Mayor for Planning and Economic Development in Washington, DC. In this capacity, she oversees the agency’s $142 million operating budget, policy and legislative affairs, business development, operations, and an interagency portfolio that includes housing and community development, city planning, small business, and the creative economy. In prior roles at the agency, she led development of the District’s economic strategy, implementation of the federal Opportunity Zones incentive, and other special projects focused on inclusive economic development. Sharon has spent her career working to create equitable cities through cross-sector partnerships and evidence-based, community-driven solutions. Prior to public service, she spent 10 years in the nonprofit sector, including roles at the Urban Institute and the Furman Center for Real Estate & Urban Policy at New York University.

Kevin Reynolds is Executive Vice President and Regional President, Director of Sales for United Bank, a subsidiary of United Bankshares, Inc. with $14 billion in assets and over 80 branches in Maryland, Virginia and Washington, D.C. Formerly president and director of sales for Cardinal Financial Corporation, Kevin joined United Bank in April 2017, following its acquisition of Cardinal Bank. Prior to establishing Cardinal Bank with a select group of community bankers in 1998, he held executive and management positions with several leading area financial institutions, including George Mason Bank and American Security Bank. Kevin’s volunteer efforts, business expertise, and hands-on support have helped organizations throughout the area raise funds and awareness for their causes. His contributions have made a difference to organizations as diverse as the American Heart Association, Cornerstones, The Economic Club of Washington, DC, Rotary International, The Gladney Center for Adoption, Children’s Science Center, Cystic Fibrosis Foundation, Special Olympics, Homestretch and The Martin Luther King, Jr. Cultural Foundation. He serves as chairman of the United Cardinal Classic, an annual golf tournament that has raised $5.3 million to benefit Inova Kellar Center and community organizations around the area. Kevin’s contributions toward improving the quality of life in the region are widely recognized and reflect his years of service and dedication. He was elected board chairman of the 2015 World Police & Fire Games, the second largest multi-sport event in the world, surpassed only by the Summer Olympic Games. He was awarded the 2012 Tysons Regional Chamber of Commerce Executive of the Year for Large Businesses, and was finalist for the 2012 Fairfax County Chamber of Commerce Executive Leader of the Year. Kevin was named the 2010 Business Citizen of the Year by the Greater McLean Chamber of Commerce and was honored by the Association of Fundraising Professionals in 2009 as one of Washington’s most outstanding fundraising volunteers. That same year, he was honored by Leadership Fairfax with a Regional Leadership Award for fundraising leadership. A graduate of The College of William and Mary, Reynolds earned an MBA in Finance/Business from The George Washington University. He lives in Oakton, Virginia with his wife, Stacey, their two children, and two golden retrievers.
