Toronto’s office market is entering a new phase. Leasing momentum is improving, premium space is tightening, and owners, investors and occupiers are once again making long-term decisions around space, capital, building performance and workplace strategy. Downtown Toronto recorded more than 2.1M SF of net absorption in Q1 2026, while overall vacancy fell to 13.4%, with Class AAA and Class A space accounting for most of the activity. At the same time, limited future supply is creating a more competitive environment for tenants seeking high-quality space.
This is not a uniform recovery. Demand remains strongest for top-tier downtown space, while older or less competitive assets face harder questions around reinvestment, repositioning, leasing strategy and long-term value. As tenants place greater emphasis on quality, amenities, experience, efficiency and building systems, owners are being pushed to determine which physical improvements actually drive attendance, leasing performance and asset value.
