Fueled by his innate creativity and armed with a diehard entrepreneurial spirit, Harvey Hernandez began his involvement in real estate development as a hands-on investor in the rapidly expanding South Florida market. With more than two decades in South Florida, he has observed first-hand the region’s tremendous capacity for change and progress. Holding firm to excellence from the forefront of the industry, Harvey continues to revitalize the high-end residential market by developing innovative projects that deliver the best in location, cutting- edge amenities, luxury finishes and forward-thinking design. Harvey entered the real estate industry following a successful foray scaling a technology startup that sold in year 2000. The sale provided the initial capital for the $260 million-dollar multifamily development firm, H&H Development Company -- a pivotal catalyst to Harvey’s career. These ventures paved the way for Harvey’s subsequent endeavors, giving him the necessary momentum to launch Newgard Development Group and NGD Homesharing LLC. In 2017, Harvey partnered with Airbnb to create Niido, the first and only residential brand designed to encourage and facilitate home sharing. The partnership includes multifamily developments that are tailor-made to optimize flexible living, with a suite of technology, services and amenities. The first Niido, powered by Airbnb, communities are open in Orlando and Nashville with more locations coming soon. Following Niido’s launch, in June of 2019, Harvey expanded his partnership with Airbnb to create yet another revolutionary new hospitality brand, Natiivo. Purposely designed, built and licensed for home sharing, Natiivo is the first brand to offer ownership with home sharing as an amenity. On the heels of the success of Natiivo Miami and Natiivo Austin, which both sold out before breaking ground, his latest brand LOFTY has debuted its first iteration in Brickell, Miami. Harvey’s other notable projects include Gale Boutique Hotel Fort Lauderdale, Gale Residences in Fort Lauderdale; One Flagler office building, Centro Condominium Miami and BrickellHouse.

Why Attend Miami State of the Market

Why This Matters: South Florida—and Miami in particular—stands at the intersection of extraordinary growth, mounting complexity, and transformative change. As we move through 2025, developers, investors, policymakers, and innovators are all grappling with a new era in commercial real estate: one shaped by economic uncertainty, technological disruption, and shifting lifestyle demands.

This event brings together the boldest minds and most active players in Miami’s real estate ecosystem to address the questions that matter most right now: How do we continue building in the face of rising costs and labor shortages? Where is AI truly delivering ROI in real estate, and what’s still hype? What’s behind the rapid ascent of alternative industrial assets—and how do we fund them? Can we tackle housing affordability without stalling development? And what role do transit, submarkets, and resilient design play in building a future-ready city?

From construction trends and capital markets to AI adoption, housing policy, and submarket reinvention, this event is more than a snapshot—it’s a strategic roadmap for anyone who wants to stay competitive in Miami’s evolving landscape. Whether you’re a builder, broker, investor, lender, architect, or public-sector partner, this event is your opportunity to align with where the industry is heading and to collaborate with the people who are making it happen.

What You Will Learn:

  • How developers and contractors are adapting to 2025’s rising construction costs, labor shortages, and interest rate volatility—including real examples of how deals are being restructured and timelines reworked.

  • Where innovation is gaining traction on job sites, from modular construction to AI-driven project management tools, and how these technologies are cutting costs and timelines without sacrificing quality.

  • How artificial intelligence is transforming the entire CRE lifecycle—from underwriting and investment forecasting to tenant engagement and facilities management—with measurable ROI in real-world use cases.

  • What leaders need to know about ethical risks, algorithmic bias, and data quality in AI tools, and how to implement AI responsibly in your real estate organization without sacrificing transparency or trust.

  • Why non-traditional industrial sectors like data centers, cold storage, and Industrial Outdoor Storage (IOS) are seeing a surge in investor demand—and what makes them uniquely challenging (and profitable) to develop.

  • How to evaluate infrastructure readiness and zoning for niche industrial plays, including access to power, fiber, and transportation, and where Miami has a competitive edge or bottlenecks to overcome.

  • Why affordability remains Miami’s defining housing challenge, and what innovative public-private solutions—from micro-units to inclusionary zoning—are showing early success in addressing it.

  • How multifamily and condo markets are evolving in real time, including where inventory is surging, where demand remains red-hot, and how financing and investor sentiment are shifting accordingly.

  • What Miami’s top real estate executives see as the biggest opportunities and risks ahead, from office conversions and mixed-use megaprojects to capital constraints and shifting consumer preferences.

  • How market leaders are investing in future-proofing their portfolios, whether through ESG-focused development, technology integration, or adaptive reuse in response to tenant lifestyle shifts.

  • Why Miami’s emerging neighborhoods like Hialeah, Little River, and Cutler Bay are becoming new economic centers, thanks to transit investments and demand for live-work-play communities.

  • What it takes to build self-sustaining, walkable neighborhoods, including the role of transit infrastructure, community engagement, and design strategies that blend density with livability.
