Pete Garcia is a Principal in I.D.E.A Partners, together with David Malmuth. Prior to starting I.D.E.A. Partners, Pete spent an entire career as a builder, developer, and engineer of major public and private real estate projects throughout the United States, Mexico, and Costa Rica, including residential, commercial, retail, industrial, hospitality, manufacturing, research, educational, process, and infrastructure projects.

Peter Dowley was appointed Senior Vice President, Investments Lead, San Diego & Life Science at Kilroy Realty Corporation. Mr. Dowley has been primarily focused on Life Science investment opportunities throughout the Company’s portfolio since joining Kilroy in 2018.

Prior to joining Kilroy, Mr. Dowley held progressive leadership roles with Strata Equity Group, Inc., BioMed Realty, and Ernst & Young.

Mr. Dowley holds a Bachelor of Science in Business Administration from the University of Arizona.

Chris Tipre is based in San Diego, serves as Principal for Trammell Crow Company (TCC), and leads the national developer’s local expansion into San Diego. He re-established the firm’s office in the market and is responsible for overseeing the business, which currently includes three life science facilities, and three multifamily projects, which are under construction or in predevelopment. While building the team in San Diego, Chris also manages capital relationships, and works alongside brokers, architects, contractors, and consultants in the sourcing, shaping, and execution of new development projects.

Chris leads the company’s local land and deal sourcing, financial analysis, due diligence, entitlements, debt and equity capital relationships, development coordination, and project leasing for life science, office, multifamily, mixed-use and industrial developments. His efforts have created a San Diego pipeline encompassing more than 1.3 million square feet of off-market development opportunities equating to over $1.1 billion in expected total project costs.

A graduate of Cal Poly University, San Luis Obispo, David formed McCullough Landscape Architecture as a sole proprietorship in 1999 while consulting for another firm. After wife and partner, Catherine joined the business in 2001 and became Chief Executive Officer and President in 2002; the firm became a woman-owned corporation and a certified Small Business by the State of California.

With offices in San Diego and the Bay Area, McCullough creates spaces for hospitality, retail, mixed-use and institutional properties around the world. As principal landscape architect, David oversees all aspects of the design and production of firm projects at McCullough. He serves as head designer on all projects and maintains quality control on all work completed. Previous projects have earned awards and recognition in several national publications.

David finds time in his schedule to take leadership in creative organizations such as the the San Diego Architecture Foundation (SDAF) and the American Institute of Architects (AIA) local Urban Design Committee. He currently serves as Chair of the Pecha Kucha Night program, which is on its sixth successful year. He finds it inspiring to take part in such a diverse mix of creative minds while bringing them together to share with the public their wild ideas.

In addition, recently David was appointed by San Diego Mayor Kevin Faulconer to serve on the Historical Resources Board as Chair, which governs the identification, protection, retention and preservation of historical sites in San Diego. Concurrently, he has been invited to serve on the city’s Code Monitoring Team (CMT).

David’s design philosophy is centered around merging context and creative passion with grit, soul, and style. The firm takes every project with a uniquely creative approach that centers around diversity, discovery and conservation. David feels it’s important to engage the human spirit with nature, while expressing empathy.

Recent projects include a large waterfront development in Shanghai, China, Seaport San Diego redevelopment, several multifamily projects in Calgary and Vancouver, along with other notable hospitality, entertainment, and mixed-use collaborations in the Western US and Canada.

Richard Price oversees all phases of Raintree’s development projects, including acquisition, due diligence, entitlement, project design, permitting, construction and operation. He also supports Raintree’s financing and refinancing efforts for both construction and permanent loans on stabilized development projects. To date, Mr. Price has been involved in more than $400 million in development activity.

Prior to joining Raintree, Mr. Price underwrote institutional-size multifamily value-add acquisitions totaling $1.2 billion for Bascom Group and brokered multifamily transactions for ACI Apartments in San Diego, California. Earlier in his career, Mr. Price worked as a CPA for PricewaterhouseCoopers.

Mr. Price holds a Bachelor of Science in accounting from Brigham Young University and a Master of Real Estate Development from the University of Southern California. He is a Certified Public Accountant, a California-licensed real estate broker, a member of Urban Land Institute, ULI Urban Development Mixed Use Product Council (UDMUC), and the ULI NEXT Initiative Council.

Mathew Chaney is a Partner at Ehrlich Yanai Rhee Chaney Architects, recipient of the prestigious 2015 AIA National Architecture Firm Award. Mathew serves as Partner-in-Charge for some of the firm’s largest and most complex projects, including two of UC San Diego’s mixed-use student housing projects (both currently under construction) – Theatre District Living & Learning Neighborhood and Ridge Walk North Living & Learning Neighborhood, totaling over $1B in construction. Mathew shares leadership of the firm’s commercial and institutional studios, which includes the recently completed Pendry West Hollywood hotel and residences development and the Culver Steps mixed-use civic project that further catalyzed growth in Culver City. Mathew is a recognized thought leader in alternative delivery methods throughout the A/E/C industry and lectures frequently on Design/Build and Integrated Project Delivery across the country. He is also engaged with the DBIA National Awards and DEI Committees focused on achieving design excellence and inclusion within the Design/Build delivery model. Throughout his career, Mathew has focused on the advanced application of technology in the realization of the firm’s projects including pre-fabricated building skins, 3D printed building components, and virtual design and construction

Cory has over 20 years of experience in the design and construction industry. His expertise includes the perspective of working as an owner, CM and a General Contractor in his career on a variety of unique projects. Many of these projects have spanned over multiple market sectors. Cory’s experience in alternative delivery methods and procurement guidance has helped developers define their objectives for assembling these projects for delivery.

Mr. Grossman is a Senior Managing Director at Meridian Capital Group. He opened the firm’s San Diego office in May 2011 charged with expanding the company’s presence throughout the western and southwestern states. In his 10+ years leading the west coast for Meridian, Mr. Grossman has built a team that has originated and closed more than $12 billion of debt and equity transactions spanning more than 600 loans across primary and esoteric asset types.

Prior to opening Meridian’s San Diego office, Mr. Grossman was a Structured Finance Analyst Fitch Ratings, a Principal at Mission Peak Capital, and worked in Meridian’s New York City office where he closed in excess of $3 billion.

Mr. Grossman attended NYU, where he received a Bachelor of Science in Finance and Management.

An Associate Principal and Director of Operations for AC Martin's Private Sector, Sami Khoury leads ACM’s San Diego office. Sami is an architect with a rich background in project management, real estate development, and urban design. Sami is currently focused on multiple high-density multifamily projects ranging from highrise to podium, along with urban revitalization infill projects. He has spearheaded large-scale complex projects not only locally in San Diego but also on national and international platforms. Sami has a diverse portfolio; in addition to multifamily, his experience encompasses life science, higher education, commercial office, healthcare, retail, institutional, and religious buildings. His innovative contributions span across design, technology, and business intelligence within the AEC industry. Mr. Divinsky joined Stockdale Capital Partners in 2019. He is responsible for asset management with an emphasis on commercial office and mixed-use developments, new acquisitions and existing assets throughout major West Coast markets. Mr. Divinsky joined Stockdale after nearly 25 years in development and asset management with Worthe Real Estate Group in Santa Monica, California, well-known for owning and managing institutional-grade high profile media and technology focused assets. Mr. Divinsky is a former Chairman of the Board of BOMA - Greater Los Angeles and has served on the Boards of BOMA-CAL, the Burbank Chamber of Commerce and the Red Cross Subcommittee on Emergency Preparedness. Currently, Mr. Divinsky serves as a Board Member of the Downtown San Diego Partnership, the Horton Plaza Theatres Foundation, the Burnham-Moores Center for Real Estate and member of the Biocom Facilities Committee. He holds a dual Master’s Degree from the University of Southern California in Business Administration and Real Estate Development along with a Bachelor’s degree in Business Administration from Cal State University Northridge.

Prior to having the wonderful opportunity to be part of the Scripps Healthcare team, Tim had a tremendously diverse career ranging from working on the recovery of the space shuttle Challenger to building the first LEED certified acute care hospital in California.

After 24 years of active duty, Tim retired from the Navy in 2001. Tim had a varied Navy career including rewarding tours in nuclear submarines, conventional surface ships, Naval Special Warfare and command. Upon retiring from the Navy, Tim went to work for a defense contractor as a Port Engineer for the Navy.

Making a significant career shift in 2003, Tim went to work for Rady Children’s Hospital – San Diego and spent 10 years at Rady’s as Vice President of Facilities, Design, Construction, Plant Operations and Maintenance. Tim has also held the same position at The University of Tennessee Medical Center, Children’s Hospital Los Angeles and Children’s Hospital and Medical Center in Omaha.

Tim is a graduate of the University of the State of New York and the Naval War College as well as numerous Navy technical and leadership schools. He also holds a California General Contractors “B” license and is a Design Build Institute of America certified professional.

Dina Uzri joined the dynamic and growing BioLabs team as the San Diego Site Director in October 2021. With firsthand experience as a biotech entrepreneur in San Diego and at BioLabs, Dina leverages this knowledge to help BioLabs residents reach their milestones, and she is an active promoter of life sciences innovation in SoCal. Prior to joining BioLabs, Dina spent three years at Hologic, where she held responsibilities in marketing analytics and commercial operations within the Diagnostics division. Dina was previously involved in business development for biomanufacturing and synthetic biology technologies at Viridos (formerly Synthetic Genomics). Earlier in her career, Dina was the first employee and COO at Abreos Biosciences, a startup in the precision drug monitoring space and one of the early residents at BioLabs San Diego. Dina has a B.S. in Cell and Molecular Biology from the University of Texas at Austin, a Ph.D. in Virology from Harvard Medical School, postdoctoral training from Stanford University School of Medicine, and an MBA from the Rady School of Management at UC San Diego.

David is an architect and planner with over 30 years of industry experience. David’s journey in Science & Technology went the way of internal laboratory planning and strategic planning for pharma and biotech companies before returning to the A&E design industry. David brings a unique perspective by understanding the clients’ needs, design practitioner foresight, and understanding of owner operational issues and requirements. From this vantage point, he provides the roadmap for navigating through the strategic planning issues and defining the go-forward plan. This experience translates client needs into a definable program and leads to creating memorable spaces that enable his clients to be successful.

Tyler Richardson partners with clients across the Southern Pacific Region to identify, develop, and provide building solutions throughout an entire project lifecycle. First joining McCarthy over a decade ago, Tyler leans on his operational background, collaborative demeanor, and attention to detail to ensure a seamless experience for all project stakeholders. In addition to leading business development, Tyler also partners directly with McCarthy’s existing clients to understand their work program and how our services can be tailored to meet the needs of any size project. He is a graduate of Washington State University.

With over 20 years of experience in construction project management, Paul Montgomery has deep project experience across multiple project types including industrial, commercial fit-out, education, healthcare and life sciences. His life sciences and healthcare project experience in San Diego include ground-up construction, tenant improvements and property repositioning for office, R&D, and laboratory. Paul is an excellent problem-solver, goal and vision oriented, mission focused, and a creative leader in consensus building.
