Why This Matters

San Diego has one of the most dynamic economies in the state of CA.

Booming technology sectors in life sciences and defense have provided robust growth through this cycle, with the greatest impact being felt in the northern metros and the UTC.

The city also leads the nation with the highest working-age population per capita. This has helped lead to a building boom in downtown, with over 3200 MF units under construction, the community is making a push for a vibrant Work, Live, Play environment.

Housing is an issue in San Diego as it is in most major CA metros. As rents stand today, they account for roughly 40% of average renter household income with over a quarter of renters paying over 50%. This is similar to other cities in CA today but in San Diego, there is a lot of new demand on the horizon.

While the Navy traditionally split Annapolis and San Diego fleets evenly or 50/50, they have shifted to allocate an extra 10% to San Diego! With a 60/40 split, that means thousands of sailors are going to be arriving in the coming years! Where are they going to live as prices continue to soar?
