Why You Should Attend the Triangle Student Housing Conference

Why This Matters:

The Research Triangle region remains one of the fastest-growing Student Housing investment markets regionally and a key player nationally as it's fueled by rising enrollment, expansion from key research institutions, and continued population growth overall. There is significant demand for additional communities to come on line with an estimated gap of 2,400 beds for students applying for on-campus housing at NC State alone in 2025. However, elevated costs of capital and continually elevated construction pricing, limited land availability near central campus locations, and a complex entitlement atmosphere are leading to the need for creativity for those performing work in the sector.  Student demographics, expectations and affordability pressures are all reshaping how new product is designed, positioned and operated in the market.

This event will explore how owners, developers, investors and the universities they are collaborating with are adapting to these realities. From  redeveloping existing properties, creative land use approaches, and committed entitlement navigation, to aligning end product and amenities for the next generation of students. Join Bisnow, and many of the most active Student Housing leaders in the region to gain insight into where opportunity exists, how deals are being constructed, and how to best remain competitive in a dynamic student housing market.

What You'll Learn:

  • How are investors and developers identifying opportunities for conversions, or razing-and-redeveloping along Hillsborough Street, Franklin, and other key core campus locations?
  • What financial, zoning, and entitlement considerations are shaping project feasibility?
  • How are project teams rethinking traditional site planning, density, and unit mix to unlock constrained or unconventional sites?
  • How are demographic changes, enrollment trends, and shifting preferences influencing design, amenities and pricing?
  • What do leasing velocity, occupancy and rental rate increases indicate around demand and underwriting assumptions?
  • How are owners aligning strategy and capital planning to remain competitive as affordability and lifestyle expectations evolve?
