Heading into 2018 there were many questions that still needed to be answered with regard to the state of retail in our country. Macy’s, Sears and Toys R Us saw retail overhauls and Amazon took the national spotlight with their acquisition of Wholefoods in 2017. While these instances shed a light on the larger overall trends and themes, the aim of this program is to dive deep and hear from active real estate investors, developers and tenants in an effort to learn about their thoughts on retail in the Puget Sound.
Fortunately for the Portland retail market, we saw positive net absorption of 214,242 square feet and there was little change in the retail vacancy rate in Q4 2017. Additionally, there was an increase in retail construction deliveries as well. While the shopping center sales were down in Q4 2017, there were positive indicators for single-tenant properties trading around 5% cap rates.
