Mark Sanford serves as Vice President of Development for the Arizona region. He is responsible for managing all aspects of the development process including site acquisition, due diligence, entitlements, design, financing, and dispositions. Prior to joining Mill Creek, Mr. Sanford was a Director of Development for The Athens Group in Phoenix, Arizona. During his time at Athens, he was responsible for all aspects of development and worked on various luxury resorts, urban hotels and residential projects across the country. Mr. Sanford began his real estate career with Parkway Properties, Inc. (now Cousins Properties) where he managed the day-to-day operations, leasing, construction, design and development activity for an award-winning Class A office portfolio. During his time with Parkway, he also managed the acquisition, disposition and development of over 1.5 million square feet of office properties. Mr. Sanford graduated from Delta State University with a Bachelor of Business Administration in Finance. He also holds an FAA Private Pilot Certificate. Mr. Sanford is an active member of the Urban Land Institute (ULI) and has served in various leadership positions with the Arizona District Council.

Evan joined ZOM Living in 2017 as an Investment Analyst and currently serves as a Development Manager, responsible for executing the company’s multifamily development activities throughout Arizona. During his tenure with ZOM, Evan has been involved in the development and capitalization of more than 2,000 units across multiple markets, representing over $750 million in total investment. His experience spans all phases of the development process, including site acquisition, entitlement, design management, financing, and construction oversight. Evan holds a Bachelor of Science in Construction Management and a Master of Science in Real Estate from the University of Florida. He is an active member of the Urban Land Institute and Valley Partnership and is currently leading multifamily projects in the Biltmore and Scottsdale submarkets.

Bobby brings over three decades of expertise in architectural design, storytelling, project management, and community planning. Throughout his career, he has successfully undertaken numerous regional and national projects, with a strong emphasis on creating comfortable and welcoming homes. Bobby’s comprehensive experience encompasses all aspects of community development, ranging from initial land acquisition and zoning to the final stages of construction and occupancy requirements. He is well-versed in planning, real estate, engineering, and construction management. His primary focus lies in collaborating with clients and the community to develop residential and mixed-use projects that not only provide residents with a sense of “home,” but also contribute to the overall improvement and connectivity of the neighborhood. Most importantly, Bobby ensures that these projects are both functional and financially sustainable. His unwavering passion and dedication to creating impactful and attainable housing, align perfectly with KEPHART’s mission statement of “EVERYONE deserves a well-designed place to live, work, and play.”

Alan has been a city and land planner for over 30 years, working across public and private sectors. His early career was launched at the City of Phoenix where he was the primary author of several policy and regulatory planning documents and eventually managed the City’s Design and Development review process. He continued to grow his career in the Phoenix metropolitan area and across Arizona, joining Norris Design in 2017 where he has gained a wealth of experience in project management, site analysis, neighborhood and urban design, campus planning, park and open space planning, land plan development and management of the public review process. He has written several award-winning ordinances and overseen the successful zoning entitlements for dozens of master-planned communities and commercial developments.

Ashley leads Studio 10’s business development efforts, fostering both current and new partner relationships. As part of the leadership team, she acts as a liaison between the design, operations, and sales teams, bringing a unique blend of skills and passions to her role. She graduated from Point Loma Nazarene University with a degree in Industrial-Organizational Psychology and a minor in Business Administration. Her academic journey included a transformative study abroad experience in Barcelona, Spain, where she developed a deep appreciation for architecture and culturally inspired design—further reinforcing her belief in the true meaning of community. Before joining Studio 10, Ashley led the Denver and Phoenix markets for Bisnow, allowing her to engage authentically with the commercial real estate industry and foster market support by bringing people together to facilitate meaningful conversations and connections. After Bisnow, she expanded her marketing and public relations expertise as a member of the leadership team at a local Denver-based PR and marketing agency. A native of the Roaring Fork Valley, Ashley is passionate about seeing Colorado continue to evolve and grow responsibly and meaningfully. She enjoys knowing that Studio 10 can contribute to shaping how residents and visitors experience Colorado.

Brad Richardson is the founding principal of ASCENT Companies with over 18 years of real estate investment, development, and management experience. His track record includes over $1B of transactions and development in almost all asset classes including multi-family, land, industrial, retail, medical and luxury residential. Most recently Brad was a partner with a development company responsible for developing and/or acquiring 2000 units, across 8 projects in the Phoenix market. Brad began his career in working in the development of large luxury golf course resort developments including projects in Hawaii, Scotland, and Arizona, these projects encompassed over 3000 acres. In 2011, Brad lead the growth of a real estate investment company by expanding to the West coast, opening offices in both Los Angeles and Phoenix. From 2011 to 2018, Brad had over $500M in transactions including deals in 22 states. Brad has a Finance degree from Baylor University. He is a third generation Arizonan and currently resides in Scottsdale, AZ with his wife Ashley and three kids. He is highly involved in leadership roles with Phoenix Children’s Hospital and Scottsdale Christian Academy.

Keaton Herrera joined Crescent Communities in 2024 and currently serves as Director of Development for Build-to-Rent. Keaton’s responsibilities span from establishing the investment strategy across Arizona and Texas, procuring sites, and overseeing entitlements in the initial acquisition phase through the execution delivery phase. Keaton is also responsible for cultivating relationships with land sellers, brokers, city staff, civil engineers, architects, general contractors, and property managers, ensuring a streamlined process for the development cycle. Prior to joining Crescent Communities, Keaton was in Forward Planning for Family Development & PWW Inc. where he led product development, land acquisition, zoning and entitlement process for over 1,600 BTR units and assisted in capitalizing over $300 million of BTR pipeline for Family. Building upon the success of the BTR space Keaton has also consulted for developers transitioning into BTR resulting in over $35 million of developed product, assisted buyers in over $40 million of BTR acquisitions, assisted sellers in over $60 million of BTR dispositions and successfully rezoned numerous commercial sites for BTR product on behalf of local landowners. Keaton attended Whittier College where he earned his BA in Business Administration and is currently a member of the Young Developer's Council in Phoenix, Arizona.

Gary Todd, President and founding Principal of Todd & Associates, has over 40 years of design and leadership experience. Since founding the firm in 1981, he has played a major role in the development of numerous highly-successful projects throughout the United States. Gary has extensive design experience in the multi-family residential, student housing, and senior living markets. He strives to design and develop unique projects that are tailored to individual clients and user needs. Gary’s devotion to the purpose, goal, and vision of his clients continues to serve as a key factor in the ongoing success of the firm.

Daniel G. Perez is Vice President of Real Estate Development and Construction at SRG - Senior Resource Group. LLC.; He is an award winning-architect with 37 years of experience in Design, Development and Construction of Various market sectors national and Internationally; Senior living, hospitality, residential, Corporate Commercial, among other mixed-use developments. His vast experience based on project excellence and performance, guides the strategic capacity of organization In Overseeing resources and multidisciplinary teams in a highly collaborative manner, (North America, South America and Europe) Mr. Perez received his Architectural and Urban Planning education, training and Licensing in Colombia, South America and MS in Construction Management (ASU) and MBA (Thunderbird School of Global Business) education in the United States of America. Additionally, he is currently working on his Doctorate in Professional Practice, Global Management and Digital transformation at Thunderbird, School of Global business. Capitalizing on these professional skill sets, and 37 years in the Development, Management, Design and Construction Industry. Awarded recognitions for “Architectural Design Excellence” and “Sustainable Projects”, other recognitions by the American Institute of Architects and USGBC in several LEED Certified Projects, thus, in the United States, South America and Europe. Also, recently, recognized by the Colombian Government with the prestigious “Colombian Entrepreneurship in Foreign Countries” award; Mr. Perez continues assertive in pursuing the Development, Design and Construction practice of Innovation, Energy Efficiency, using Technology + Integrated Project Delivery Method + Global materials and systems procurement, DMFA (Design for Manufacturing and Assembly) with Virtual Construction, IofT, Twin buildings, to generate developments with less risk, high Functionality and Operability of high-quality environments. Mr. Perez, also foments mentoring and actively stirs up a professional Mentor program in entrepreneurship, Architecture, Real Estate Development and Construction for young professionals, thus, nationally and internationally, that allows for new graduates to become more competitive in those areas of expertise. April Morris is the Vice President of Hotwire Communications’ Southwest Region, covering Arizona and Nevada. With more than 15 years in the telecom industry, she brings extensive expertise in residential and multifamily properties. April is well-versed in managing business development and account management teams, having managed a multi-billion-dollar portfolio across three million homes. April develops and implements strategic sales visions to increase market penetration and drive sales initiatives throughout the region. She also supports her team of Business Development Executives through education and motivation, fostering a passion for promoting Hotwire’s services. Her efforts not only impact the Southwest Region but also contribute to company-wide initiatives through local leadership.

Joined Wentworth Property Company in 2024 as Managing Director to lead their multifamily efforts. He brings nearly 20 years of experience leading acquisitions at mid- and large-scale investment firms along with other roles in construction management, operations and mortgage banking. Prior to Wentworth Property Company, Phil spent seven years with Knightvest Capital out of Dallas where he opened the Phoenix office and prior to the he developed an acquisition platform for Phoenix based owner/operator P.B. Bell. Throughout his career, he has overseen the acquisition of nearly 12,000 units, representing a transaction volume of nearly $1.8 billion.

Cody serves as Vice President of Development & Investment for TCC’s Phoenix market. As VP of Development & Investment, Cody is responsible for sourcing, shaping, and executing the development of multifamily and mixed-use projects under the firm’s wholly-owned subsidiary, High Street Residential. Since joining TCC in 2022, Cody has led the disposition of over 500 units, development of over 800 units (under construction), and pre-development of another 1,300 units in-process.

Eric Damko is Senior Vice President and Director of Specialty Lending for National Bank of Arizona® (a division of Zions Bancorporation) focusing on investor real estate financing for multi-family, industrial, office, retail and residential projects. He also manages the bank’s lending unit focused on vacation ownership financing to timeshare developers for large-scale projects. Eric has been part of the Zions Bancorporation team since 2004. Eric has a Bachelor of Science degree in Business Administration and an MBA in Finance from Northern Arizona University. He is also a graduate of the Pacific Coast Banking School.

Charlie Koznick is the Chief Investment Officer of MC Companies, responsible for investment strategy, acquisitions, investor relations, and asset management of over 7,500 multifamily units. Charlie joined MC Companies in 2014 as Director of Acquisitions and has more than a decade of multifamily experience and in-depth knowledge of multifamily financials and operations. Prior to his current role, Charlie held a senior position as Vice President of the Southwest Region for Texas-based S2 Capital, a multifamily firm with over 50,000 units of acquisitions valued at $10B. Charlie and his wife, Kinsey, have lived in Arizona for the last decade with their two children. They are actively involved with the charitable organization, Childhelp. Charlie graduated Magna Cum Laude with a BS in Business Finance from the University of San Diego.

Chris Canter is a 14+ year veteran of the commercial real estate industry. Originally, joining Apartment Realty Advisors before Newmark purchased the top multifamily advisory firm, Canter has consistently been a top producer. He has been involved in the acquisition and disposition of over $2 billion in multifamily transactions totaling more than 10,000 units. Canter is directly involved with all aspects of the deal process including business development, underwriting, marketing, negotiation, due diligence and closing. He is passionate about delivering the best value for all his clients and exceeding expectations. Canter is a Phoenix, Arizona native and a 2005 graduate from Arizona State University. Canter is active in the community and has helped raise millions of dollars for local charities such as the Phoenix Children’s Hospital amongst others.

In 2010, Ashley Harder founded Harder Development based in downtown Phoenix. She serves as its principal real estate developer with extensive experience in adaptive reuse, historic preservation and redevelopment projects. Ashley’s objective with Harder Development is to provide distinctive commercial spaces that retain a building’s historic character and offer a creative work environment for new and growing businesses. Her projects have included restoring the historic Henry Campbell House that is on the National Register of Historic Places and developing a mixed use office/retail property called 335 Commons through utilization of the City of Phoenix’s Adaptive Reuse Pilot Program in 2010. Ashley represents Harder Development in its leasing and has established a track record of developing properties that are easy to lease and have loyal, long-term tenants. She also acts as property manager, designs and oversees tenant improvements and is project manager for construction projects often self-performing. Knowing that a good developer is involved in the community, Ashley is active in local organizations and currently serves on the Board of Directors of Phoenix Community Alliance (PCA) a premier business leadership organization that advocates for a stronger and equitable downtown Phoenix. She also serves on the Board of Directors with the Downtown Phoenix Community Development Corporation that works to advance the development and redevelopment of housing and mixed-use projects in downtown Phoenix. She has served on committees and panels with Local First Arizona and the Urban Land Institute (ULI). Ashley has a deep affinity for the arts, historic preservation and values being of service to the community where she lives and works which has been demonstrated in her community forward approach to her development work. Often meeting with key stakeholders as a first step to planning projects and integrating unique needs and interests into the design that are discovered during the planning stages. Believing that it is imperative that we bring more voices to the table for the discussion on how to build for the future Ashley often acts as community advocate bridging together neighborhoods and interest groups with City of Phoenix leadership. In 2021 Ashley joined Preserve Phoenix as their Interim Executive Director to lead the development of the non-profit organization that focuses on educating, advocating and promoting Historic Preservation in Phoenix Arizona. As the managing partner of The Covarrubias Collection, an arts and culture entity, she is blending her business and development experience with public art. Currently she is project managing the public art planned for the APS Grant Street Substation project in South Phoenix which is planned to host a visual timeline of the history of South Phoenix. An avid patron and supporter of the Arts, Ashley has hosted a number of art-focused events, including curating at the Arizona State Senate Building and the Arizona Capitol Museum from 2014 to 2017. From 2014 to 2017 Ashley was a partner and co-curator at Treeo, a gallery and Artspace located in the Roosevelt Row Arts District.

Brian Cassidy, AIA is the President of CCBG Architects, Inc. with studios in downtown Phoenix and San Diego. He has been involved in many adaptive reuse, and mixed-use high-density housing projects in greater Phoenix, including more than 12,000 new apartment units. This work includes a diverse body of warehouse renovations that are breathing new life into our city. Brian passionately advocates to build Phoenix into a world class city in which to live, work, worship and play. He is a graduate of Arizona State University, and is the Chair of the Phoenix Warehouse District Council, which promotes and brands the District in concert with a series of creative volunteers and businesses.

Brent Long is the Director of Investment and Land for Christopher Todd Communities, one of the leaders in the Build-To-Rent real estate niche. Long has more than 25 years in the multifamily sector including investment, development, investment sales and capital markets. Zack Rall is a Co-Founder and Principal overseeing Acquisitions, Capital Markets, Dispositions, and Portfolio Management of B&R Capital Partners. Established in 2018, B&R Capital is a Phoenix-based multifamily investment and management firm. B&R has executed on $300M of core plus and value-add multifamily projects since inception, with outsized returns to its investors. The principals in B&R have over 20 years combined multifamily and real estate finance experience and have successfully completed 660 units of value-add projects. Prior to B&R, Zack was part of the structured finance originations team at The Wolff Company, a multifamily firm with over 50,000 units invested in. Zack graduated with a BS in Finance from the University of Arizona, and he is also a CFA Charter holder.

Jay Denton is the Chief Economist at Radix, where he leads forecasting, market trend analysis, and the expansion of the company’s research and data capabilities. With a proven track record across multifamily, SaaS, and HR analytics, Jay is known for transforming complex data into clear, actionable insights for audiences ranging from onsite teams to boardrooms and national conferences. Prior to Radix, he held leadership roles at Axiometrics, Bell Partners, and LaborIQ, where he drove product innovation, developed analytics tools, and established himself as a sought-after expert. Jay holds a Bachelor’s degree from Texas Tech University – Rawls College of Business.

Co-host of the Multifamily Forward podcast, Adam Greco, brings more than 25 years of experience to the multifamily sector. Over the years, he has established himself as a trusted industry expert and has served on the Board of Directors for the Arizona Multifamily Association (AMA) since 2009. As the Senior Director of Portfolio Development at Mark-Taylor Companies, a leading developer, owner, and investment manager of luxury multifamily communities in Arizona and Nevada, Adam oversees portfolio management and consulting ventures for high-profile clients nationwide. Since joining Mark-Taylor in 2022, he has leveraged his expertise in multifamily consulting, data collection, asset life cycle services, and development to capitalize on emerging market opportunities. Recognized for his substantial contributions to the industry, Adam was elected to AMA’s Board of Directors as an Industry Partner in 2008 and soon joined the Ethics and Audit Committee. His commitment and impact earned him recognition as a finalist for Industry Partner of the Year for three consecutive years, culminating in a win in 2011. Continuing his active involvement, he was appointed to the Executive Board of Directors and became a Delegate in 2017. As Board Chair for 2025, Adam demonstrates ongoing commitment to leadership and service in the field. Throughout his career, he has focused on optimizing investment performance while upholding transparency and collaboration. Alvaro Sande is Vice President of Capital Markets at JPI, bringing more than 20 years of real estate and capital markets experience across North and South America. Alvaro’s career spans development, construction, private equity, and fundraising. He spent a decade leading development efforts for a major South American developer operating in Arizona and Mexico, where he managed land acquisitions and sales, secured entitlements, negotiated debt and equity, and delivered condo projects through close coordination with architects and general contractors. He later served in business development leadership roles at UEB Builders and Katerra, where he oversaw teams responsible for securing over $350 million in construction work and managing a $2 billion pipeline. As a partner at Altura Capital, Alvaro directed private equity investments in 14 U.S. real estate projects totaling nearly $80 million in equity and led the firm’s day-to-day operations. Most recently, he raised $30 million in equity for a large multifamily developer, primarily from foreign capital partners. Alvaro holds a BA from Adolfo Ibáñez University in Chile and an MBA from Babson College in Boston. Outside of work, he’s an avid tennis player and golfer, and has served on more than five nonprofit boards.

Diego is a Tax Principal in the CLA Phoenix office. He has been with the firm since 2014. His primary focus areas are partnership taxation and working with Real Estate Developers and Private Equity clients to build and retain capital by implementing tax saving strategies. Areas of experience, Tiered partnership, closedly held business entities, S-corporations and high-net worth individuals.
