Why This Matters

As prices continue to soar in tier one cities around the country with no signs of slowing, tier two markets continue to look like more viable options to investors. Now with rent regulations in New York, the hour Amtrak to Philly is looking more and more attractive. With rents up 5.1% as compared to 3.9% in New York there seems to be good reason for investors to come to Philly.

While Philly looks good from the numbers, things such as the 10-year abatement and property assessments are still very much up in the air. What can we expect in 2020? What asset classes and neighborhoods will investors turn to?
