The Lits Building

Lit Brothers department store began as a single building on the corner of 8th & Market Street in 1893. By 1907, Lit Brothers had acquired and constructed the balance of the block in 13 separate stages to unify the building as it exists today for their iconic department store.

In 1985, an affiliate of Brickstone acquired the property and undertook its certified historic rehabilitation, incorporating all-new systems while retaining the character of the first 1893 structure on 8th and market and its final 1907 expansion. The property earned the National Trust Honor Award for best large-scale commercial rehabilitation in the nation in 1989.

Commencing in 2023, Brickstone’s capital improvements include a new lobby reception desk, tenant lounge, new street level elevator lobbies, bike room and exterior awnings at street level. Brickstone's mixed-use redevelopment includes 650,000 s.f. of first-class office space occupied together with 100,000 s.f. of prime retail space. Brickstone recently welcomed Five Below’s Corporate Headquarters into the most authentic collaborative work space in the City of Philadelphia.

Present Brickstone ownership, functioning together since 1988, is comprised of eight principal partners. Brickstone offers a highly sophisticated transactional team, with decades of experience and direct, hands-on involvement in every project phase from conception to completion and thereafter, including site selection, entitlement and permitting, financing, construction management, leasing, and property management.

Chris Buccini is Co-President of The Buccini/Pollin Group, Inc. (“BPG”), and founder and President of BPG Real Estate Services, LLC, the entity responsible for BPG’s office, residential, retail, and parking management and leasing efforts. Mr. Buccini is responsible for the ultimate performance of the company’s commercial, retail, parking and entertainment activities, leading its acquisitions, financing, leasing, operations, and disposition efforts. Since joining BPG in 1999, Mr. Buccini has grown the company to over $4 billion in assets, including ownership of six million square feet of office and retail space, 6,500 hotel rooms, 2,000 apartments and four live entertainment venues. In addition, Mr. Buccini co-founded and is co-owner of Major League Soccer’s Philadelphia Union.

Mr. Buccini is the founder and current member of the Board of The Light Up The Queen Foundation; a member of the Board of Trustees of Wilmington Friends School; on the Board of Directors of the Brandywine Conservancy, United Way of Delaware, and Wilmington Renaissance Corporation; and a member of the Delaware Business Roundtable, City of Chester Institute for Economic Development, and Hagley Museum and Library Council of Advisors.

Prior to The Buccini/Pollin Group, Mr. Buccini was the Director of Acquisitions and Senior Vice President of Barrow Street Capital, LLC, a New York City-based real estate private equity fund which is an affiliate of Greenhill and Company. Prior to joining Barrow Street, Mr. Buccini was a Vice President at Eastdil Realty, where he was involved in the disposition, financing and development of investment quality office, retail, industrial, lodging and multi-family projects.

Mr. Buccini received his Bachelor of Arts degree from Princeton University.

Todd has over thirty years of commercial real estate experience, primarily in the Philadelphia office and industrial markets. Monahan has spent half his career as a broker and advisor, representing both landlords and occupiers (tenants).

Monahan has extensive experience leasing high rise office space in Center City including; 1600 Market, 1601 Market, 1700 Market, 1835 Market, 1650 Arch, 3 Parkway, The Curtis, The Washington and 100 Independence Mall West. In addition Todd has negotiated numerous transactions in the PA suburbs.

As the sole Leasing Director of 1601 Market Street, Todd renewed and expanded the anchor tenant at the time, Radian Guaranty, a 160,000 sf transaction valued at over $45M. Radian required 40,000 sf of contiguous expansion space, which required relocating 8 other tenants within a nine-month window. As sole Leasing Director of 1700 Market Street, Todd completed a 170,000 sf ten-year lease with Independence Blue Cross which involved the installation of a 150 ton glycol supplemental cooling system.

Todd also has extensive experience representing occupiers including corporate clients, law firms, private entities and non-profit organizations. Todd also has experience in acquisitions, dispositions, adaptive reuse analysis, project management and workplace strategies.

Brad A. Molotsky practices in the area of real estate law. He serves as a lead for the Duane Morris Project Development/P3 group and as co-head of the firm's Opportunity Zones group. Mr. Molotsky’s primary practice is focused in the areas of opportunity zone fund creation and fund deployment, financing, public private partnership (PPP or P-3), real estate joint ventures (including mixed-use, life sciences and multi-family development), commercial leasing (including a focus in cannabis leasing), and acquisitions and divestitures. He also has deep experience in environmental, social, governance, public company issues such as enterprise risk, internal audit,

compensation, as well as energy efficiency, sustainability and corporate social responsibility. Prior to joining Duane Morris and for nearly 20 years, Brad served as executive vice president, general counsel and corporate secretary of Brandywine Realty Trust. At Brandywine, Mr. Molotsky was responsible for all legal operations of the company, including acquisitions and divestitures, financings, joint ventures, board matters, insurance procurement, litigation oversight, SEC filing oversight and the legal aspects of capital raising. During his tenure, the company grew from 40 buildings to approximately 300 buildings, totaling 28 million square feet. In 2020, Mr. Molotsky was named a national influencer in the Opportunity Zone space by OZ Magazine and won The Philadelphia Inquirer Influencers of Law Award for Real Estate. He was also named by The Philadelphia Inquirer as an Influencer of Real Estate for Real Estate Legal Excellence in 2019. He was also named in TheLegal Intelligencer's list of Pennsylvania

Trailblazers for 2019. Mr. Molotsky was named one of Philadelphia Business Journal's 2018 "Best of the Bar: Top Lawyers in Philadelphia. He was also named General Counsel of the year by the Philadelphia Business Journal in 2014 and NJBIZ in 2013 and was awarded the Martin Luther King Community Service award in 2014, the Township Sustainability Leader Award in 2016 and the Roger Davis Community Service Award in 2017.

Mark Merlini joined the Brickstone team in 1987 is the partner that oversees leasing, tenant improvements and operations in the Philadelphia Office. Mr. Merlini a licensed Pennsylvania Real Estate Broker is the Broker of Record for Brickstone and a Certified Property Manager.

Mr. Merlini negotiates leases, construction contracts for tenant improvements, and capital improvements for the Brickstone portfolio in the Philadelphia office. Mr. Merlini coordinates with counsel and the liability insurance company on insurance and lease matters. Since 1990, Mr. Merlini has negotiated leases of over 2,215,000 square feet of office and retail space with an aggregate rent value of nearly $720 million dollars. In addition to the Brickstone portfolio, he acted as the owner’s representative and real estate broker for Saint Joseph’s University, providing oversight for an $80 million redevelopment in three major projects: Hawks Landing, the Hagan Arena, and the John and Maryanne Hennings Post Learning Commons.

Mr. Merlini is active in many industry organizations such as Central Philadelphia Development Corporation, National Federal Development Association, BOMA, The Institute of Real Estate Managers, The Urban Land Institute, and the Center City District. He has served on BOMA’s Board of Directors and is past Chairman of BOMA Philadelphia. He is currently serving on the Board of Directors for the Central Philadelphia Development Corporation and the Market Street East Improvement Association, and is the National Federal Development Association’s Regional Director for GSA’s Region 3 area.

Mr. Merlini holds a Bachelor’s Degree from the Wharton School of the University of Pennsylvania. He resides in Wyncote, a suburb of Philadelphia.
