355 Maple Ave

355 Maple Ave served as the office headquarters for Harleysville Insurance between 1950-2012. In 2012, Nationwide Insurance purchased Harleysville Insurance and injected over $23 million into the building updating the exterior curb appeal, modernizing the interior, upgraded building systems, and added a roof top mounted solar system allowing the building to operate solely on its own power generation. In 2020, Nationwide announced the closing of most of its smaller offices due to the pandemic, transitioning approximately 4,000 employees to permanent work-from-home status.

Upon acquisition, Velocity plans to reposition this asset from a Class A office complex into a highly specialized Industrial flex campus. Velocity is working closely with structural engineers and architects to convert the two-story section of the building into a single-story high-end flex, to enclose the interior atrium, create better truck circulation, and add sufficient loading for prospective tenants.

Once complete, all 4 units will have a similar layout featuring professional private entrances. The first ¼ of the suite will feature 1st floor space dedicated to light manufacturing/research as well as 2nd story mezzanine office space. The remaining ¾ of the unit will feature true warehouse space boasting 26’ clear heights, high efficiency LED lighting, 3-5 loading docks, and sufficient space to store and distribute product.

Kimberly Jacobsen is a Principal of Lee & Associates of Eastern Pennsylvania, LLC. Her transactional focus includes tenant representation, portfolio strategy, site selection, land development, property acquisition and disposition, as well as, landlord representation of industrial and supply chain oriented real estate for clients on a national basis with a concentration on the logistics markets of Pennsylvania.

Drawing from a 25+ year career in real estate covering brokerage, development, management and marketing, Kim provides her clients with sound strategies and best practice implementations. Driven by client goals, Kim has completed over 40+ million square feet of transactions and more than 1000 acres of industrial land. Transactions have included land development initiatives, build-to-suit projects, consolidation and lease work-outs, dispositions and traditional leased facilities, both regionally and in key logistics markets in the U.S.

Gregory Boler Jr. serves as Managing Partner for KMT Partners LLC (“KMT”). KMT sources and executes unique Industrial Development opportunities within primary and emerging markets across the East Coast. For most of his career, Greg has focused on the Industrial & Logistics Sector and has nearly 15 years of commercial real estate experience. Over his career, Mr. Boler has sourced and executed more than 15M square feet of development, which is equivalent to $2B of stabilized value.

Prior to founding KMT, Greg served as Managing Director of the Eastern Region for Bridge Logistics Properties (“BLP”), the Logistics Value-Add and Development Arm of Bridge Investment Group. Before BLP, Greg served as a Logistics Group Partner at Transwestern Development Company (TDC), a private national development platform founded by principals of Ridge Property Trust and TDC. From 2019 through 2022, he increased the development pipeline growth from 3M square feet to 8M square feet in the Eastern and Central Pennsylvania Market. From 2016 to 2018, Greg was instrumental in supporting the East Region’s growth from Florida, including two markets, to seven markets within five states. The development team’s deployment increased from $50M to $330M. Greg began his career at Jones Lang LaSalle (JLL) within the Project and Development Services. While at JLL, Greg managed over 4M SF of build-to-suit development for Industrial, Multifamily, and Retail clients. Greg received his Master of Science in Commercial Real Estate from Georgia State University and a Bachelor of Science in Mechanical Engineering from Florida Agricultural and Mechanical University, where he was a walk-on Four Year Letterman Linebacker.

Ben Cohen

Mr. Cohen has worked in investment real estate since 1997. Since co-founding Endurance Real Estate Group in 2002, Mr. Cohen has spent the majority of his time sourcing new acquisition opportu­nities ($300MM plus since inception), as well as establishing and maintain­ing new relationships with Endurance’s various capital partners and lenders. Mr. Cohen is also an integral part of the asset management team providing leas­ing, financial and marketing oversight for Endurance’s portfolio. Prior to co-found­ing Endurance Mr. Cohen most recently worked for RFR Holdings, a major pri­vately owned development firm based in New York City whose portfolio consisted of over 6 million square feet of Manhat­tan office space. While at RFR, Mr. Cohen worked on Acquisitions and Asset Man­agement, including leasing, recapitaliza­tion and disposition analysis.

Prior to RFR, Mr. Cohen spent two years working at Fortis Advisers in Acquisitions and Asset Management with Mr. White. Mr. Cohen worked on the underwriting of development and acquisition deals for joint venture equity financing. Prior to working at Fortis, Mr. Cohen spent two years at Ernst & Young Kenneth Lev­enthal Real Estate Group working as a senior auditor for major development clients such as Tishman Speyer and SL Green Realty.

Mr. Cohen received his Masters of Sci­ence in Real Estate Development from New York University and his B.S in Ac­counting from Tulane University. He is a Certified Public Accountant.

Before joining NELSON, Balmiki worked at several organizations including MG2, CallisonRTKL, The Taubman Company and Starbucks where he led complex projects and large cross-functional teams.

Peter Polt is an Executive Vice President at J.G. Petrucci Co., Inc. and is

responsible for the company’s acquisition and development activities in New

Jersey and Eastern Pennsylvania. Peter possesses over 15 years of turnkey real

estate development experience managing over $750MM worth of transactions

and investments for a wide array of real estate asset classes. As an Executive

Vice President, Peter is responsible for all aspects of the real estate

development process including site selection, acquisition and disposition,

strategic and financial planning, investment analysis, lease and contract

negotiations, land development approvals, construction management,

business development, and community relations.

Peter has previously worked for CBRE directing the company’s industrial project management platform

in the Northeast and Mid-Atlantic region. Peter also served as a project manager for Pennoni Associates

Inc. in their Geotechnical Engineering Division. Peter received his Bachelor of Science in Geology, with

honors, from Hobart College and obtained his MBA in Finance from Lehigh University.

Greek Development is a three generation, family owned vertically integrated designer, developer, manager and general contractor based in East Brunswick, New Jersey.

This skillset, along with a deep understanding of the markets, allow him to be a trusted advisor to his clients.

Outside of the Greater Philadelphia market, Michael leverages his years of experience to assist corporate clients in their evaluation of their real estate needs. He has specialized on agency assignments for new construction and corporate site selection. His team is currently managing over 35 million square feet of active agency assignments. Larry also spent 5 years leading the leasing and disposition efforts for a publicly traded office REIT in the Philadelphia region prior to joining JLL. Larry is licensed in Pennsylvania and New Jersey as a Real Estate Salesperson.
