Founded in 2017 by Tony Grelli and Zach Moore, Velocity Venture Partners is a Philadelphia - Based, vertically integrated Industrial Real Estate Firm that is focused on acquiring industrial and last mile distribution-style assets. Velocity is focused on Class B & C Value-Add; Core opportunities throughout PA &; NJ; $1-70M in value. We pride ourselves on responsiveness, efficiency and operating our assets in a world class manner with a current footprint totaling over 8,500,000 million square feet and 120 buildings.

This includes, Velocity Commerce Center located in the heart of Warminster, PA and at the core of Velocity’s industrial portfolio. Traditionally a manufacturing campus, the site was redeveloped into Class-A office space in the early 2000’s. Velocity identified an opportunity to capitalize on the traditional industrial zoning and to redevelop the site into Class-A flex industrial space in 2022. The complex totals a 430,000± square foot campus that offers a fully climate controlled, high clear, flex industrial space to the marketplace. Velocity is presently under redevelopment with the project – with a projected delivery of January 2024.

Mr. Cohen has worked in investment real estate since 1997. Since co-founding Endurance Real Estate Group in 2002, Mr. Cohen has spent the majority of his time sourcing new acquisition opportu­nities ($300MM plus since inception), as well as establishing and maintain­ing new relationships with Endurance’s various capital partners and lenders. Mr. Cohen is also an integral part of the asset management team providing leas­ing, financial and marketing oversight for Endurance’s portfolio. Prior to co-found­ing Endurance Mr. Cohen most recently worked for RFR Holdings, a major pri­vately owned development firm based in New York City whose portfolio consisted of over 6 million square feet of Manhat­tan office space. While at RFR, Mr. Cohen worked on Acquisitions and Asset Man­agement, including leasing, recapitaliza­tion and disposition analysis.

Prior to RFR, Mr. Cohen spent two years working at Fortis Advisers in Acquisitions and Asset Management with Mr. White. Mr. Cohen worked on the underwriting of development and acquisition deals for joint venture equity financing. Prior to working at Fortis, Mr. Cohen spent two years at Ernst & Young Kenneth Lev­enthal Real Estate Group working as a senior auditor for major development clients such as Tishman Speyer and SL Green Realty.

Mr. Cohen received his Masters of Sci­ence in Real Estate Development from New York University and his B.S in Ac­counting from Tulane University. He is a Certified Public Accountant.

Itay serves as the Managing Director of Northeast Markets (DC, MD, VA, DE, PA, NJ, NY) at Faropoint, a Private Equity firm that focuses on last mile industrial real estate. At Faropoint, he oversees a team of 15 real estate professionals, including Acquisitions, Asset Management, and Construction Management.

Itay Joined the company as the first employee in the region and in the past three years grew the operation to more than $600M GAV across 100 Assets.

He also Helps lead overarching strategic initiatives within the company, including our Rooftop Solar practice, Tenant Credit Evaluation and Analysis, Asset Disposition, and System implementation and integration."

Rob Goldstein

Mr. Goldstein is a Portfolio Manager for CenterSquare Investment Management’s real estate securities group. He joined the team in 2011 and focuses primarily on investment research for U.S. real estate securities. Prior to joining CenterSquare Investment, Mr. Goldstein worked for one year in Macy’s Inc. Inventory Planning division in New York City and spent two years as the Co-Founder and CFO of ChronoWake in Philadelphia. Mr. Goldstein graduated Cum Laude from the Wharton School at the University of Pennsylvania and holds a BS in Economics with a concentration in Finance. He is a CFA charterholder and member of the CFA Institute.

With more than 25 years in public accounting, George devotes most of his time serving clients in the Real Estate Industry. These include developers, commercial and residential operators, hotels, property and asset managers, home builders, private equity funds, and individual investors. In 2009, he took on the lead role of the legacy LarsonAllen firm’s Real Estate practice and has brought that experience forward focusing on further developing the firm’s capabilities in advisory, assurance, and tax services available to clients in the real estate and hospitality space. He also is a lead resource in the firm helping clients in real estate workout transactions.

Technical experience:

• Assists clients in selecting entity status, advises on partnership and LLC formations, helps with modeling IRR calculations and waterfall provisions, and forecasting distributions and allocations under IRC Subchapter K

• Provides consulting and expert services related to performance, cash flow, and operations of commercial real estate and hotel operations, including litigation support

• Helps clients assess the benefits of cost segregation studies, repair studies, change in accounting methods, as well as help facilitate closely-held business strategic planning initiatives, and design and implementation of succession plans

Heath Abramsohn is Head of Acquisitions, North Central Development, for Rockefeller Group. In this role he is responsible for land acquisitions and development of industrial and multifamily assets throughout the North Central region (includes New Jersey, Pennsylvania, and Midwest region.)

Mr. Abramsohn joined Rockefeller Group in 2005 and has held positions of increasing responsibility throughout career with the company including asset experience with industrial, office, multifamily, and mixed-use projects. Throughout his career at Rockefeller Group, he has been involved in the acquisition, development, lease, and sale of more than 15 million square feet of industrial space. Mr. Abramsohn has also been instrumental in Rockefeller Group’s expansion of industrial assets in New York and the Mid-Atlantic region.

Prior to joining the Rockefeller Group, Mr. Abramsohn worked in Corporate Finance at Pfizer. He was also a Consultant with Accenture. He received his bachelor’s degree from Muhlenberg College where he majored in Accounting and Economics. He received his master’s degree in Real Estate Development from New York University.

Mr. Abramsohn holds a real estate license in New Jersey and New York and is a member of NAIOP and ULI. He has been recognized by several industry publications for his market insight and has spoken on commercial real estate panels across the region representing Rockefeller Group. He is an Advisory Board member at Rutgers University Center for Real Estate.

Marcus N. Daniels is a Vice President & Associate Broker at NAI Michael, a full service commercial real estate brokerage and development firm serving Washington DC, Maryland and Virginia. Mr. Daniels brings over 12 years of commercial real estate and community development experience working on several successful sales and leasing assignments including industrial warehouses, distribution facilities, owner-occupied corporate headquarters, major building renovations and repositioning projects, affordable housing development projects and mixed-use development projects.

Mr. Daniels is an active member of The Real Estate Executive Council (REEC) National Association of Investment Companies, the National Association of Black Hotel Owners Operators and Developers (NABHOOD), District of Columbia Building Industry Association (DCBIA), Maryland Building Industry Association (MBIA), the National Association of Industrial and Office Properties (NAIOP) and the Urban Land Institute (ULI).

Mr. Daniels is a member of the Truist Community Advisory Board serving the Washington DC & Baltimore Region and previously served on the Board of Directors of the University of Maryland Medical System (UMMS) Laurel Regional Hospital. Mr. Daniels also serves on the Board of Directors Community Youth Advance, Holy Trinity Episcopal Day School and the National Black MBA Greater Maryland Chapter.

A native of Prince George's County, Maryland, Mr. Daniels graduated with his B.B.A in Finance from Morehouse College and was a Horace Rackham Fellow at the Gerald R. Ford School of Public Policy at the University of Michigan.

Jeff heads FCL’s Northeast region, overseeing offices in Baltimore, Boston, and Philadelphia. He brings to the role extensive business acumen, industry knowledge, and a proven ability to execute on complicated work from years of experience with large-scale industrial projects.

During his career, Jeff has held the positions of Superintendent, Estimator, Project Manager, Construction Manager, and Vice President. While working at one of the country’s largest private industrial developers, Jeff was engaged on large-scale projects in three countries. Given his range of experience, he brings to the table a solid understanding of diverse stakeholder perspectives and a track record for driving positive outcomes and building rapport in difficult, high stakes negotiations.

Jeff is passionate about business strategy, the geographic diversity of the northeast, and building relationships across the region to drive FCL’s business and those of FCL clients forward.

Michael J. Landsburg is the Chief Development Officer for NFI and has been with the company since 2005. He is responsible for managing the real estate activities for the company comprised of an owned and leased portfolio of over 50 million square feet located throughout the United States & Canada. Prior to NFI, Michael was an acquisitions and development associate for a mid-Atlantic commercial real estate company for 4 years where he was responsible for leasing transactions, sourcing and performing financial analysis for new development and acquisition opportunities. Previous professional experience also includes work at a boutique investment bank where he was an analyst for an international fixed income portfolio and work as a member of a consulting team to Citigroup analyzing their real estate portfolio in Mexico, both positions located in New York, NY.

Michael is a graduate of the Wharton School at the University of Pennsylvania and is a licensed Real Estate Broker in New Jersey. He is active in the industry organizations National Association for Industrial and Office Parks (NAIOP), Council of Supply Chain Management Professionals (CSCMP) along with being a Committee Chair for the Industrial Asset Management Council (IAMC) and is currently pursuing his Certified Commercial Investment Member (CCIM) designation. Michael also serves on the Board of The Greene Street Friends School.

Chris Massey is a Managing Principal of Brennan Investment Group. He is responsible for identifying and underwriting industrial property investments & developments throughout the mid-Atlantic and Northeastern United States and oversees all operations including management and leasing within the region. Mr. Massey has nearly 30 years of experience with over $4 billion of underwriting, acquisition, and asset management including loan workouts. Most recently, he was responsible for sourcing approximately $250 million of industrial, office, retail, and multifamily assets for a variety of clients at Magnolia Partners. Previously, he was Managing Director of Gladstone Commercial Corporation where he acquired $180 million of single-tenant office and industrial assets in multiple Midwest and mid-Atlantic markets, as well as Canada. Prior to Gladstone, Mr. Massey asset-managed a $400+ million, 3.3 million square feet portfolio of office and industrial properties in the Midwest and mid-Atlantic for Kennedy Associates Real Estate Counsel, now BentallGreenOak. Mr. Massey earned his Bachelor of Arts degree from Virginia Tech and is active in the local community through his support of several charitable and civic endeavors.

Jeff Milanaik previously served as President/Partner of Heller Industrial Parks Inc., one of the nation's largest privately held owner/developers of industrial real estate, holds over 30 years of experience in commercial real estate. In addition to developing the long term vision and direction of the company, he was responsible for running its day-to-day operations. Jeff increased Heller's industrial development activities to grow the portfolio by over 10 million square feet to a total of 16 million square feet in 6 states.

Jeff left Heller in 2013 to start his own firm, CrownPoint Group LLC, a privately held real estate investment and development firm focused on the acquisition/development/repositioning of industrial and multi-family assets.

Jeff holds a bachelor’s in mechanical engineering from New Jersey Institute of Technology and received degrees from several real estate programs at Harvard University. He earned an Associates' Degree from York Technical Institute and furthered his education by earning a BS in Business from Albright College.
