60 Portland Road, Conshohocken PA is a 56,000 square foot industrial asset – known throughout the region as the iconic “Oldies” building. Velocity Venture Partners – one of the region’s leading industrial real estate buyers – finalized the purchase of the asset in March of 2023 after a five-year pursuit. The seller previously operated his “Oldies.com” business out of the site and was historically resistant to a sale. The acquisition fits Velocity’s brand well – a high touch, complex sale from a local operator, where a significant investment of time is required to get a deal across the finish line.

Situated in one of the densest municipalities in Montgomery County Pennsylvania, the property is located just minutes from the Blue Route/Conshohocken Interchange of I-476 and easily accessible to the skilled employment hubs of our region. 60 Portland Road provides a central location for access to several other major transportation thoroughfares including Route 76 (2.0 miles) and Route 276 (6.0 miles). The asset features irreplaceable frontage and visibility along Interstate 476, making it a prime location for distribution or manufacturing users who require high visibility and proximity to major transportation corridors. The warehouse portion of the building is fully climate controlled and boasts 26’ clear heights & existing loading that is expandable.

Upon purchasing the site, Velocity immediately kicked off the firm’s standard whitebox process to prepare the availability for marketing. This allows prospective tenants to more easily visualize their operation at the site as well as decrease our downtime as the units are effectively move-in-ready. The building is immediately available, and Velocity is looking forward to welcoming a new long-term tenant to this iconic property.

Tony is a native of Gloucester County, New Jersey and grew up on a 300+ acre fifth-generation family farm. He co-founded Velocity with Zach shortly after graduating from Drexel University, where he earned dual degrees in finance & economics. Tony currently lives in Montgomery County, PA, and enjoys spending his summers in Sea Isle City, NJ. Prior to Velocity, Tony worked on the investment team of Susquehanna Growth Equity – where he invested in software entrepreneurs across North America, UK & Europe.

A native of Montgomery County Pennsylvania, Zach leads the firm’s efforts in South Eastern Pennsylvania and is actively involved in all facets of Velocity Ventures – including the acquisition, disposition, and management of the firm’s broader portfolio of assets. Prior to the founding of Velocity Ventures, Zach worked at Goldman, Sachs, & Co. in the firm's Investment Management Division on a team managing $5b in client assets. Zach graduated Summa Cum Laude from Drexel University receiving a Bachelor of Science in Business Administration.

With more than 25 years in public accounting, George devotes most of his time serving clients in the Real Estate Industry. These include developers, commercial and residential operators, hotels, property and asset managers, home builders, private equity funds, and individual investors. In 2009, he took on the lead role of the legacy LarsonAllen firm’s Real Estate practice and has brought that experience forward focusing on further developing the firm’s capabilities in advisory, assurance, and tax services available to clients in the real estate and hospitality space. He also is a lead resource in the firm helping clients in real estate workout transactions.

• Assists clients in selecting entity status, advises on partnership and LLC formations, helps with modeling IRR calculations and waterfall provisions, and forecasting distributions and allocations under IRC Subchapter K

With more than 28 years of real estate leadership focusing on commercial investments for public and private companies, John Hanlon brings a depth of expertise in acquisition, development and asset management to his role at First Industrial Realty Trust.

As Senior Investment/Development Officer, Mr. Hanlon leads First Industrial’s investment strategy and initiatives across the NE region. He leverages extensive market knowledge and experience to originate new opportunities in the region that benefit our investors and provide real estate solutions for customers.

Most recently, Mr. Hanlon served as principal for the Hayden Maguire Real Estate Fund and senior acquisitions officer for Hayden Real Estate Investments, where he led the acquisition and development activities for the firm.

Earlier, Mr. Hanlon worked in a senior capacity with several leading real estate firms. He was Managing Director at Cornerstone Real Estate Funds, where he led and managed all aspects of U.S. real estate investments and operations. Previously, he was First Vice President and Market Officer at Prologis, where he conducted all development and acquisition capital deployment, and oversaw the New Jersey and Pennsylvania portfolios and regional operations for the REIT.

Mr. Hanlon received his MBA in Finance from the NYU Stern School of Business and his bachelor's degree in Economics from Virginia Tech.

Ben Cohen

Mr. Cohen has worked in investment real estate since 1997. Since co-founding Endurance Real Estate Group in 2002, Mr. Cohen has spent the majority of his time sourcing new acquisition opportu­nities ($300MM plus since inception), as well as establishing and maintain­ing new relationships with Endurance’s various capital partners and lenders. Mr. Cohen is also an integral part of the asset management team providing leas­ing, financial and marketing oversight for Endurance’s portfolio. Prior to co-found­ing Endurance Mr. Cohen most recently worked for RFR Holdings, a major pri­vately owned development firm based in New York City whose portfolio consisted of over 6 million square feet of Manhat­tan office space. While at RFR, Mr. Cohen worked on Acquisitions and Asset Man­agement, including leasing, recapitaliza­tion and disposition analysis.

Prior to RFR, Mr. Cohen spent two years working at Fortis Advisers in Acquisitions and Asset Management with Mr. White. Mr. Cohen worked on the underwriting of development and acquisition deals for joint venture equity financing. Prior to working at Fortis, Mr. Cohen spent two years at Ernst & Young Kenneth Lev­enthal Real Estate Group working as a senior auditor for major development clients such as Tishman Speyer and SL Green Realty.

Mr. Cohen received his Masters of Sci­ence in Real Estate Development from New York University and his B.S in Ac­counting from Tulane University. He is a Certified Public Accountant.

Mr. Goldstein is a Portfolio Manager for CenterSquare Investment Management’s real estate securities group. He joined the team in 2011 and focuses primarily on investment research for U.S. real estate securities. Prior to joining CenterSquare Investment, Mr. Goldstein worked for one year in Macy’s Inc. Inventory Planning division in New York City and spent two years as the Co-Founder and CFO of ChronoWake in Philadelphia. Mr. Goldstein graduated Cum Laude from the Wharton School at the University of Pennsylvania and holds a BS in Economics with a concentration in Finance. He is a CFA charterholder and member of the CFA Institute.

Heath Abramsohn

Heath Abramsohn is Head of Acquisitions, North Central Development, for Rockefeller Group. In this role he is responsible for land acquisitions and development of industrial and multifamily assets throughout the North Central region (includes New Jersey, Pennsylvania, and Midwest region.)

Mr. Abramsohn joined Rockefeller Group in 2005 and has held positions of increasing responsibility throughout career with the company including asset experience with industrial, office, multifamily, and mixed-use projects. Throughout his career at Rockefeller Group, he has been involved in the acquisition, development, lease, and sale of more than 15 million square feet of industrial space. Mr. Abramsohn has also been instrumental in Rockefeller Group’s expansion of industrial assets in New York and the Mid-Atlantic region.

Prior to joining the Rockefeller Group, Mr. Abramsohn worked in Corporate Finance at Pfizer. He was also a Consultant with Accenture. He received his bachelor’s degree from Muhlenberg College where he majored in Accounting and Economics. He received his master’s degree in Real Estate Development from New York University.

Mr. Abramsohn holds a real estate license in New Jersey and New York and is a member of NAIOP and ULI. He has been recognized by several industry publications for his market insight and has spoken on commercial real estate panels across the region representing Rockefeller Group. He is an Advisory Board member at Rutgers University Center for Real Estate.

Brad Molotsky

Brad A. Molotsky practices in the area of real estate law. He serves as a lead for the Duane Morris Project Development/P3 group and as co-head of the firm's Opportunity Zones group. Mr. Molotsky’s primary practice is focused in the areas of opportunity zone fund creation and fund deployment, financing, public private partnership (PPP or P-3), real estate joint ventures (including mixed-use, life sciences and multi-family development), commercial leasing (including a focus in cannabis leasing), and acquisitions and divestitures. He also has deep experience in environmental, social, governance, public company issues such as enterprise risk, internal audit,

compensation, as well as energy efficiency, sustainability and corporate social responsibility. Prior to joining Duane Morris and for nearly 20 years, Brad served as executive vice president, general counsel and corporate secretary of Brandywine Realty Trust. At Brandywine, Mr. Molotsky was responsible for all legal operations of the company, including acquisitions and divestitures, financings, joint ventures, board matters, insurance procurement, litigation oversight, SEC filing oversight and the legal aspects of capital raising. During his tenure, the company grew from 40 buildings to approximately 300 buildings, totaling 28 million square feet. In 2020, Mr. Molotsky was named a national influencer in the Opportunity Zone space by OZ Magazine and won The Philadelphia Inquirer Influencers of Law Award for Real Estate. He was also named by The Philadelphia Inquirer as an Influencer of Real Estate for Real Estate Legal Excellence in 2019. He was also named in TheLegal Intelligencer's list of Pennsylvania

Trailblazers for 2019. Mr. Molotsky was named one of Philadelphia Business Journal's 2018 "Best of the Bar: Top Lawyers in Philadelphia. He was also named General Counsel of the year by the Philadelphia Business Journal in 2014 and NJBIZ in 2013 and was awarded the Martin Luther King Community Service award in 2014, the Township Sustainability Leader Award in 2016 and the Roger Davis Community Service Award in 2017.

Marcus N. Daniels is a Vice President & Associate Broker at NAI Michael, a full service commercial real estate brokerage and development firm serving Washington DC, Maryland and Virginia. Mr. Daniels brings over 12 years of commercial real estate and community development experience working on several successful sales and leasing assignments including industrial warehouses, distribution facilities, owner-occupied corporate headquarters, major building renovations and repositioning projects, affordable housing development projects and mixed-use development projects.

Mr. Daniels is an active member of The Real Estate Executive Council (REEC) National Association of Investment Companies, the National Association of Black Hotel Owners Operators and Developers (NABHOOD), District of Columbia Building Industry Association (DCBIA), Maryland Building Industry Association (MBIA), the National Association of Industrial and Office Properties (NAIOP) and the Urban Land Institute (ULI).

Mr. Daniels is a member of the Truist Community Advisory Board serving the Washington DC & Baltimore Region and previously served on the Board of Directors of the University of Maryland Medical System (UMMS) Laurel Regional Hospital. Mr. Daniels also serves on the Board of Directors Community Youth Advance, Holy Trinity Episcopal Day School and the National Black MBA Greater Maryland Chapter.

A native of Prince George's County, Maryland, Mr. Daniels graduated with his B.B.A in Finance from Morehouse College and was a Horace Rackham Fellow at the Gerald R. Ford School of Public Policy at the University of Michigan.

She's had a career mixed with political/government roles from the White House, Pentagon, Philadelphia Industrial Development Corporation, that led to private development for IKEA and now Link. Now Liz juggles work and 2 very active little girls, coaching soccer, and the constant shuffle! Over three decades, John has participated in more than 150 development projects and led over $3 billion of property acquisitions.

As Managing Director, John leads the development of the Company’s speculative and build-to-suit projects throughout the US. Previously, John served as General Counsel and Senior Vice President of Development for Duke Realty Corporation. For nearly 19 years at Duke, he led the acquisition and development of logistics parks at major U.S. seaports and lead expansions into national and global markets for the REIT. John also served in leading roles with American Executive Developers, LLC., Pure Development and Robinson Weeks Partners, where he acquired and developed industrial and office assets across the US.

John holds a BA degree from Indiana University and a JD degree from Indiana University School of Law. He is a member of the Georgia and Indiana Bar Associations.

As the Vice President for ARCO Design/Build's Philadelphia Division, Dan Zeiders brings over 10 years of experience in the construction industry. With expertise in construction management and building client relationships, Dan plays a crucial role in project performance and customer satisfaction. Beginning his career at ARCO, Dan started as a Design/Build Manager and worked his way up, with his most recent position being Director of Operations. He graduated from Penn State University with a major in Civil Engineering, with a focus in Structural Design.
