Ari Nessel spent 20 years as a principal investor in multifamily real estate, acquiring over 9,000 units across the U.S. As cap rates compressed, he strategically shifted focus to office and industrial assets—particularly in Southern New Jersey, where Nessel now owns eight office buildings totaling 550,000 SF. Solar incentives and strong fundamentals made New Jersey a compelling target, aligning with Nessel’s core commitment to environmental sustainability.

Ari is deeply committed to social impact, donating a significant portion of his income each year to high-impact causes. He is the founder of The Pollination Project, which has awarded over 2,500 grants in more than 100 countries. He also serves on the National Advisory Council of the Humane Society of the United States and actively supports numerous organizations dedicated to improving the lives of farmed animals.

Ari began his career at The Boston Consulting Group after graduating with distinction from the University of Michigan’s Ross School of Business.

Erin Warwick joins WCRE as Executive Vice President to lead the firm’s growth in the Pennsylvania & New Jersey markets.

Over the course of nearly 15 years in real estate, Erin has represented both owners and occupiers and worked directly for several REITs and Private Equity ownership firms. She brings a unique perspective as she has developed strategies and completed transactions from all sides.

Prior to joining WCRE, Erin worked with Liberty Property Trust, Somerset Properties and Nessel Development.

Erin’s commercial real estate career began in property management/marketing/leasing administration for Liberty Property Trust. Subsequent to Liberty selling off their core office assets, Erin then joined Somerset Properties in 2014 and focused on leasing and tenant relations for over 200 office tenants including Virtua Health, Morgan Stanley, PMA and American Water. She analyzed the workflow of the company, created business plans, and became an expert on buildings and systems. Erin also coordinated the efforts of dispositions of assets at the end of Somerset’s hold vs. sell model.

Most recently, Erin was Asset Manager for Nessel Development, an innovative, environmentally sustainable real estate investment firm centrally focused in Southern New Jersey with a splash of a few retail, manufacturing, and grocery store holdings in the US and a few offices in North Jersey. Nessel Development helped Erin to cultivate the tenant relationship while acquiring new assets to grow its investment strategy of solar installation. Nessel’s core values included incorporating various green practices into its properties and sharing the financial success of its efforts with the community.

Bart Blatstein is the CEO of the privately held development company Tower Developments. Under his guise, Tower Investments has become well known for its aggressive and creative urban investments in major projects, as well as its expertise in all aspects of planning, design, construction, financing and leasing. Most recently, Bart set his development focus on the redevelopment of Northern Liberties and established the neighborhood as the place in Philadelphia, to live, work and play. His redevelopment efforts have created jobs, business opportunities, tax revenues and the impetus for more investment in the Philadelphia.

In his more than 30 years in the real estate industry, Bart Blatstein has earned the reputation as one of the region’s most respected and successful developers. Tower transformed vast tracts of post-industrial properties along Columbus Boulevard into flourishing retail, entertainment, and office development, including Riverview Plaza, Columbus Crossing and Dickinson Square. In Manayunk, his company developed the largest contiguous commercial site along the Schuylkill riverfront.

Mr. Blatstein is also very active in array of business, civic and charitable groups. He was a founding member of the Waterfront Developers Council, and is the past President of the Jewish Publishing Group board and serves on the Board of Trustees of Community College of Philadelphia, President’s Advisory Board and Board of Visitors of Temple University, Northeast Treatment Centers, Federation of Jewish Agencies as Real Estate Division chairman and Israel Bonds and the Technical Assistance Center for Emerging Contractors.

In every sense of the word, Mr. Blatstein is a Philadelphian, with passion and vision for the City, its neighborhoods, and its bright future. And most important, Mr. Blatstein has earned the reputation for “getting the job done.”

Mr. Cangelosi serves as Senior Vice President of Development for The

Michaels Organization and is responsible for all aspects of

development activity including acquisitions, planning, land use

approvals, and development financing. Mr. Cangelosi concentrates

his development activities in New Jersey, Pennsylvania, New York,

Delaware, and Connecticut.

Mr. Cangelosi has over 12 years of experience in structuring real estate transactions,

particularly those that combine low-income housing tax credits, historic rehabilitation tax credits, HOME, CDBG, Choice Neighborhoods Implementation Funds, with other state, county, local, and private financing sources. Mr. Cangelosi has led award-winning development efforts on over 1,600 affordable housing units with more than $600M in investments, in projects including adaptive historic redevelopment, multi-phase townhomes, and midrise senior buildings.

Prior to joining The Michaels Organization, Mr. Cangelosi served as Project Director for

Conifer Realty, LLC where he contributed to the development of over 870 Low-Income

Housing Tax Credit rental units in New Jersey and Pennsylvania and assisted in raising

approximately $250 million to finance such effort. Mr. Cangelosi also worked with the

Camden County Improvement Authority as Senior Project Coordinator where he managed the financing and development for various governmental and private stakeholders. Mr. Cangelosi holds a Bachelor of Arts Degree from Georgetown University and completed coursework within Rutgers University’s Master of Business Administration program. Mr. Cangelosi is a licensed real estate associate in New Jersey and Member at Urban Land Institute of Philadelphia/South Jersey. In November of 2018, Mr. Cangelosi was recognized as a national finalist for ‘One to Watch’ Multifamily Pillars of the Industry Awards by the National Home Builders Association.

Brad A. Molotsky practices in the area of real estate law. He serves as a lead for the Duane Morris Project Development/P3 group and as co-head of the firm's Opportunity Zones group. Mr. Molotsky’s primary practice is focused in the areas of opportunity zone fund creation and fund deployment, financing, public private partnership (PPP or P-3), real estate joint ventures (including mixed-use, life sciences and multi-family development), commercial leasing (including a focus in cannabis leasing), and acquisitions and divestitures. He also has deep experience in environmental, social, governance, public company issues such as enterprise risk, internal audit,

compensation, as well as energy efficiency, sustainability and corporate social responsibility. Prior to joining Duane Morris and for nearly 20 years, Brad served as executive vice president, general counsel and corporate secretary of Brandywine Realty Trust. At Brandywine, Mr. Molotsky was responsible for all legal operations of the company, including acquisitions and divestitures, financings, joint ventures, board matters, insurance procurement, litigation oversight, SEC filing oversight and the legal aspects of capital raising. During his tenure, the company grew from 40 buildings to approximately 300 buildings, totaling 28 million square feet. In 2020, Mr. Molotsky was named a national influencer in the Opportunity Zone space by OZ Magazine and won The Philadelphia Inquirer Influencers of Law Award for Real Estate. He was also named by The Philadelphia Inquirer as an Influencer of Real Estate for Real Estate Legal Excellence in 2019. He was also named in TheLegal Intelligencer's list of Pennsylvania

Trailblazers for 2019. Mr. Molotsky was named one of Philadelphia Business Journal's 2018 "Best of the Bar: Top Lawyers in Philadelphia. He was also named General Counsel of the year by the Philadelphia Business Journal in 2014 and NJBIZ in 2013 and was awarded the Martin Luther King Community Service award in 2014, the Township Sustainability Leader Award in 2016 and the Roger Davis Community Service Award in 2017.
