95 Greene Street

95 Greene Street is an eight-story life science office conversion encompassing ~340K RSF in Jersey City, New Jersey.  The asset is located just three blocks from Exchange Place, which provides immediate access to PATH, Ferry, Light Rail and Bus.  95 Greene benefits from its position between the Manhattan and suburban New Jersey markets, which are densely populated with startups, financiers and knowledge economy workers. 

The property was originally constructed as a warehouse and manufacturing facility in the early 1900s for Colgate Palmolive, boasting over 13-15 foot ceiling heights, large windows, and broad floorplates. Prior ownership fully modernized the building to accommodate an office use by adding significant power and HVAC for financial offices and supporting data center installations.

 

Following a sweeping adaptive reuse project and major infrastructure investment, the property is now fully equipped with upgraded mechanicals, HVAC, vertical conduits, and a new rooftop generator. In April 2022, Thor delivered a 23K sf fully furnished pre-build suite on the third floor with glass office fronts, LED lighting, and lab suite with movable casework and two fume hoods.
