The Nashville market over the preceding years has gone through a series of dynamic changes. As perhaps the figurehead for emerging Sun Belt cities experiencing growth on the back of the pandemic, development took place at a rapid pace. In the current environment, activity has been cooling. Despite 37,000 multifamily units currently under construction, land availability coupled with a high interest rate and cost environment have sidelined some firms in the region. 2023 saw the lowest number of real estate closings in over a decade. For those able to secure financing, rezoning efforts and having building permits approved remain a local obstacle. 

 

Despite it all, the real estate ecosystem moves forward. The East Bank area continues to transform, and previously arranged financing has led to record construction pipelines. Both the respected PricewaterhouseCoopers "Emerging Trends in Real Estate" report, as well as one put together by the Urban Land Institute tip Nashville as the top market on a national level for real estate prospects. The fundamentals present in the market, optimism towards it from the investment community, point to continued activity.
