After years of rapid expansion, the city is experiencing a supply-driven reset — but one that continues to reinforce its long-term strength. As of mid-2025, rent growth has nearly flattened, rising just 0.1%, while occupancy has softened to 94.2%, slightly below the national average. These conditions reflect the impact of record-breaking deliveries, with nearly 14,000 units completed in 2024 and another 5,800 units added so far this year.

 

Yet despite near-term pressure, developer confidence remains strong. Nashville is home to one of the most active pipelines in the nation, with 17,500 units under construction and 66,500 units in planning and permitting. Combined with the metro’s low 3.4% unemployment rate and ongoing population and infrastructure growth — including transformative proposals like the Boring Company’s planned Music City Loop — the region continues to position itself as a top-tier destination for multifamily investment.
