TI Builders

I’ve been working with TI Builders since my Father, Mike, first told me “I need help!”. I was mostly occupied with algebra and video games, but in time I grew to love the complexity and flexibility of working for a family owned small business. There is not just room to grow, but frequent impetus to grow.

Most of my work is on project management, but I also manage the administrative odds and ends of the business.

We run lean and stay nimble. We take ownership and allow decisions to be made on the ground. When chaos strikes, we organize and seek creative solutions rather than placing blame. We are here to consistently improve. We like to make things happen.

Other than working, I make sourdough from scratch, I pull shots of espresso, lift heavy weights, pray, read, hang out with my wife, and play with my young son.

Why You Should Attend This Event

Why This Matters:

Nashville's industrial market has shown strong resilience to macroeconomic factors that have hit other types of assets regionally and nationally. Despite heightened interest rates, inflation and supply that has come online, as of the end of Q3 2024 there remains 4.7M SF of speculative development for an estimated 6M SF of tenant demand. Rental rates are anticipated to continue seeing growth, and the economic outlook for Nashville and the Southeastern U.S. remains positive. Despite these rosy factors, leasing volume has slowed, with most leases driving the market situated under 50K SF. This event will outline where the market sits, how obstacles can be overcome and where value is being found.

Join Bisnow as we discuss strategies being implemented to elevate leasing velocity in the mid-sized and big box ecosystem, how much rental growth the market can support based on demand and where valuations sit for stabilized assets for investors looking to acquire assets in the market. Our panelists will also discuss land pricing and availability for the next wave of projects, the scope and scale of the supply of projects coming online and how today’s assets are being designed and delivered for the tenant base as it exists. Join us and some of the Nashville industrial market's preeminent leaders who will detail the most pressing issues to better equip you and your firms in the pursuit of your next deal.

What You'll Learn:

  • What are the latest leasing strategies and dynamics being implemented to accelerate absorption of new build and second generation, vacant, product?

  • With continued demand, what level of rental rate increases can be successfully implemented to drive asset performance?

  • Following interest rate cuts from The Federal Reserve, what direction are valuations and cap rates shifting for investors looking to deploy capital in the Nashville market?

  • Where do land pricing and availability stand in preferred locations?

  • What types of projects are in the development pipeline to appeal to existing and future tenants?
