The site sits in the centrally located Logan Heights neighborhood with quick access to I-5, major east-west corridors, and the San Diego Trolley, offering strong connectivity to downtown and regional employment hubs ///// Logos 105th Apartments: A 100% privately funded 5-story affordable steel modular housing development in South LA. The project will deliver a total of 90 units, composed of eighty-six 1 BR units, and four 3 BR units.  The project dedicates approximately ~90% of the units to low-income tenants under Section 8 standards. Residents will have access to 10 surface parking spaces. By leveraging modular construction, this project will be delivered faster and at lower cost than traditional methods, while maintaining high quality and sustainability ///// Logos Holy Trinity Apartments: A 5-story affordable housing development in South Los Angeles built in partnership with Holy Trinity Baptist Church.  The project will deliver a total of 57 units, composed of fifty-six 1BR and one 2BR units.  The project dedicates approximately ~90% of the units to low-income tenants under Section 8 standards. The ground floor will house a dedicated  ground  floor ministry space and recreation room that opens into a spacious open-air courtyard. The project dedicates approximately ~90% of the units to low-income tenants under Section 8 standards. Residents will have access to 14 parking spaces. Its location benefits from proximity to Exposition Park (home to the Coliseum, BMO Stadium, and the University of Southern California Campus) ///// Logos 103rd Apartments: A 5-story affordable housing development in South Los Angeles.  The project will deliver a total of 134 units, composed of one hundred and sixteen 1BR and eighteen 2BR units.  The project dedicates approximately ~90% of the units to low-income tenants under Section 8 standards. The ground floor will host 2,140 of commercial space. Residents will have access to 36 surface parking spaces.

Model/Z: Manufactures modular multifamily housing at factory in South Los Angeles. Model/Z focuses on projects of 50+ units, delivering steel-framed, factory-finished apartments that can be set on-site in a fraction of traditional construction time. Model/Z has 6+ modular projects coming online in 2026-2027. The farthest along is 6200 Broadway, a 66-unit, five-story building in South LA on track for occupancy mid 2026. Key details on this project: 70 total modules installed (66 residential + 4 utility/common areas), Structural set completed in 10 days (vs. 8-10 months for traditional framing), Set time reduced from 42 minutes to 22 minutes per module over the course of the install, Each module arrived move-in ready with flooring, windows, appliances, plumbing, and electrical already installed

We’re not erasing history, we’re enhancing it ///// 6th & HarvardMixed Use Urban Infill 150 multi-family units over 12,000 SF of premium retail space in the heart of Koreatown. The project at 549 S. Harvard Boulevard, which replaced a post office branch, consists of a seven-story building that will feature 150 studio, one-, and two-bedroom apartments atop 12,900 square feet of ground-floor commercial space. Parking for 192 vehicles will be provided in two basement levels. The site was entitled for development using Transit Oriented Communities incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, 15 of the new apartments are to be set aside for rent as deed-restricted affordable housing at the extremely low-income level ///// Haven and Arrow – Mixed Use Community in Rancho Cucamonga Including: Exciting Project Underway in Rancho Cucamonga!  Inland Empire’s most desirable city is growing, and we’re thrilled to be part of the team behind this transformative new development. This 11-building, mixed-use project will feature 248 residential units, retail, office, and restaurants designed to create a vibrant, self-contained community.  With expansive open spaces, resort-like amenities and unique offerings like shed flex buildings for workshops and boat storage, this project will cater to a diverse range of residents, from young professionals to families ///// Skyview Sunset – Mixed Use Urban Infill, 62 apartments + retail rise at 7901 W Sunset Boulevard in Hollywood, The project at 7901 W. Sunset Boulevard, which replaced a gas station, will eventually consist of a seven-story structure featuring 62 studio, one-, two-, and three-bedroom apartments above roughly 6,500 square feet of ground-floor retail space and parking for 88 vehicles. Jade Enterprises secured approvals for the site using Transit Oriented Communities development incentives to permit a larger, denser building than zoning rules would have otherwise allowed. In exchange, five of the new apartments are to be set aside for rent as extremely low-income affordable housing for a period of 55 years.  This project represents more than just architecture- it’s about revitalizing a prime location and creating a space that serves the community in a meaningful way ///// 6380 Wilshire – Adaptive Reuse: Over the past decade, Jamison Services has converted numerous mid-century office towers in Koreatown to housing. Now, the Los Angeles-based firm turns its sights to a different stretch of the Wilshire corridor.  Last month, Jamison filed an application with the Planning Department seeking approvals to convert the 17-story, 144,000-square-foot high-rise at 6380 Wilshire Boulevard into apartments. The proposed project would convert the interior of the 1963 building into 210 studio, one-, two-, and three-bedroom apartments, while also offering parking for 176 vehicles in an existing above-grade garage.  Rendering of 6380 Wilshire Boulevard after residential conversion Next Architecture.  Next Architecture is designing the adaptive reuse project, which would retain the building's existing windows and glazing, while also adding new windows to portions of the above-grade parking garage, as well as a rooftop penthouse structure.  Approximately 27,000 square feet of amenities are proposed for use by residents, including a theater, co-working space, a fitness center, a club room, a yoga studio, a game room, a golf simulator, a sky lounge, and a rooftop pool deck. The proposed project would rise two blocks to the east of Metro's upcoming Wilshire/Fairfax subway station, and in close proximity to a handful of new and proposed mixed-use and residential projects.  Across Wilshire Boulevard, the 16-story NMS La Jolla apartment tower opened for residents earlier this year, while an AC Hotel occupies the shell of door. A short distance to the west at Wilshire's intersection with San Vicente Boulevard, upcoming projects include a proposed 20-story apartment tower and an approved 12-story medical office tower ///// 37th Drive – Student Housing: Nearly completed 7-story residential project just a stone’s throw from the USC campus!  This project rethinks vertical urban living. With one unit per floor and elevators opening directly into each residence, we’ve eliminated the typical internal corridor, maximizing usable space while preserving privacy and a true sense of home.  Positioned to take full advantage of its surroundings, the building offers sweeping views of Downtown LA, the Hollywood Sign, the vibrant USC campus, and the striking new Lucas Museum of Narrative Art.  At ground level, a small commercial space—envisioned as a convenience store or caf?—adds everyday value for residents and neighbors alike.  We also prioritized wellness and livability with light-filled stairwells designed to encourage everyday use and promote a more connected living experience ///// Orlando - SB1123: A property located to blocks west of La Cienega Boulevard in Hollywood is set for redevelopment with small lot homes, per a recent application to the L.A. Department of City Planning. The project at 855 N. Orlando Avenue, which comes from applicant 855 N Orlando, LLC, calls for the construction of six single-family dwellings as well as six accessory dwelling units, making for 12 total homes.  The primary residences would range between 1,325 and 1,475 square feet in size, while the proposed ADUs would be smaller units located on the ground floor of each dwelling ///// New Hampshire - Skylar at Sunset: Bridging the Housing Gap: Workforce Housing Designed for the Modern Renter. Excited to see this transformative project's completion! Workforce housing has long been the most neglected segment in new construction, yet it is critical for the stability and success of our cities. This 62-unit, 7-story development is designed to directly serve the essential workers of our community—especially those from the surrounding medical facilities—by offering thoughtfully crafted homes that meet their unique needs. Creating a sustainable, connected, and livable future for those who keep our communities running. 

Villa Homes: San Dimas, CA Transformed a 150-unit REIT-owned community by converting unused carport space into six new detached ADUs. The mix of four two-bedroom, two-bath layouts at 800 sq. ft. and two two-bedroom, one-bath layouts at 665 sq. ft. broadened the property’s rental options and quickly attracted strong tenant demand. Delivered in 17 months with only seven months onsite and a budget variance of just 0.2%, the project showcases how smart design and offsite construction can unlock hidden value in existing footprints ///// Factory Built Efficiency 

MVE + Partners: 3rd and Fairfax revitalizes an existing commercial site with a new mixed-use development. The plan includes 311 residential units and 85,000 square feet of retail, anchored by a two-level specialty grocer and complemented by street-level cafés and shops ///// 6201 Residences reimagines modern living in Culver City through clean architecture, natural materials, and a coastal-inspired aesthetic that seamlessly blends indoor–outdoor living with refined simplicity. Located at the intersection of Bristol Parkway and Green Valley Circle, the community engages its surroundings with walkable townhomes, lush courtyards, and inviting public spaces anchored by a central plaza featuring water elements, play areas, and a community pavilion for gathering and relaxation ///// Overland Ayers is a new 6-story mixed-use residential/commercial building that will include 201 residential units. The project features a mix of studios, one-bedroom and two-bedroom units, and eight two-story townhomes fronting the residential on Ayres Avenue. The residents will enjoy a health club and adjacent outdoor fitness lawn, a large sunlit podium pool deck, and a 2,000-square-foot indoor clubroom featuring open-concept entertainment spaces for living/dining areas, games, an events kitchen, and a spacious setting with panoramic views ///// Aster is located at one of Los Angeles’s busiest intersections.  This low-rise building is designed to serve as an iconic landmark despite its modest scale, expressed through a strong and cohesive architectural language. The six-story project features five levels of residential units above a ground-floor lobby, amenities, and retail, with two levels of subterranean parking, and is activated on three sides by resident serving spaces including a rooftop terrace, outdoor pool, and two podium courtyards.
