843 N Spring St is a newly constructed ±122,380 SF creative office and retail building in the heart of Chinatown, Los Angeles. Designed by LEVER Architecture, the five-story mass timber (CLT) structure combines sustainable design with highly flexible, light-filled floor plates ranging from ±2,600 RSF to ±30,000 RSF.

The property features 12’–18’ clear heights, private outdoor decks, landscaped courtyards designed by James Corner Field Operations, operable glass, and a rooftop amenity deck with sweeping views of DTLA and the surrounding hills. On-site restaurant and retail, 141 secured parking spaces (2/1,000), valet, bike storage, locker rooms with showers, and touchless smart entry systems support a modern tenant experience.

The SoCal OASIS™ Park project carries forward a design approach that links sustainability, innovation, and long-term resilience ///// Medical Education Design and Development: ZGF’s UC Merced Medical Education Building and University of New Mexico School of Medicine expand training capacity in regions with limited access to medical education, supporting stronger healthcare workforce pipelines and better regional health outcomes /// New Museums in Southern California: The Port of San Diego has approved the concept for a new ZGF-designed Navy SEAL Museum San Diego, which is envisioned as a place to preserve the heritage of the U.S. Navy SEALs, honor the fallen, and support military families. Positioned along San Diego’s waterfront, the museum will invite the public to engage with the legacy of the world’s premier maritime special operations force while creating a new civic destination for expanded public outreach, youth education, and shared events. In Los Angeles, ZGF’s 200,000-square-foot expansion to the California Science Center, the Samuel Oschin Air and Space Center, completed construction this spring. The building is 25 stories and holds 260 units. It is perfectly located between Uptown and Downtown and offers residents an exclusive lifestyle ///// Healthcare: AdventHealth Castle Rock: AdventHealth Castle Rock is a 19,500 square foot, 4-story, faith-based hospital located in Castle Rock, Colorado. Advent Health is recognized by The Leapfrog Group as one of the highest rated hospitals in America for patient safety ///// Healthcare: Latitude Med Center 

Carrier Johnson + Culture: West: The Courthouse Commons development plan advances a strategic vision to unify the Civic Core of Downtown San Diego into a cohesive, mixed-use district that better serves the public. CJ+C reimagines this three-block courthouse and jail site as an active, 24/7 neighborhood by integrating residential, office, restaurant, and retail uses alongside existing civic facilities. As the first project in this plan and receiving the 2025 Gold Nugget Award of Merit for Best Mixed-Use Project, West leads the revitalization of an area that has seen little development for over 50 years. This 37-story mixed-use residential tower has a stepped-back design that creates an open promenade and floating office space above. Currently in design, The Torrey is a 34-story tower with 450 residential units, over 40,000 SF of retail, and a comprehensive amenity program ///// The Nucleus: The Nucleus is a 68,000 GSF science facility upgrade designed to transform the existing Keck Science Center into a high-performing academic hub through sustainable practice. The project brings together a new multi-disciplinary teaching lab wing with 14 modern labs and supporting spaces, and a phased renovation of the existing Keck Science Center to accommodate 37 faculty research labs, three additional teaching labs, and five general classrooms. Daylighting, systems integration, and programmatic flexibility work together to optimize performance without compromising the quality of the academic experience ///// Lunelle Apartments: Currently under construction, The Lunelle Apartments replace a long-standing commercial site in the Westchester neighborhood of Los Angeles in efforts to create a more urban, transit-oriented district. This 8-story mixed-use development will house around 362 units with ground-floor retail and outdoor amenities taking advantage of the Southern California environment ///// CSU Fullerton  Science Lab Replacement Building: California State University, Fullerton is undertaking a feasibility study for a new 79,200 GSF Science Laboratory Replacement Building to support the comprehensive renovation of McCarthy Hall and address campus-wide academic impaction. Envisioned as a critical piece of the university’s long-term facilities strategy, the project will deliver modern, flexible laboratory environments that advance teaching, research, and student success.
