Bankside Yards

Bankside Yards

Bankside Yards is a £2.5bn, 5.5-acre mixed-use development of 1.4m sq ft of floorspace across eight new buildings. The development will introduce biodiverse public realm and bring about the restoration of 14 Victorian railway arches which will be made publicly accessible for the first time in 150 years. Once complete, Bankside Yards will host workspaces, homes, shops and restaurants, an LGBTQ+ cultural space and a 5* hotel.

Arbor is the first building to complete at Bankside Yards and was designed with the needs and demands of future workforces in mind, with sustainability, technology and wellbeing central to its conception. At 19-storeys and 223,000 sq ft, Arbor will provide workspace to meet the continuing demand from businesses in all sectors to be based in Bankside and SE1.

Bankside Yards is the UK’s first fossil fuel-free major mixed-use development. All its electrical power will come from fully renewable sources. The development will feature a pioneering fifth-generation energy sharing network that will deliver further reductions in energy use and mean the site is net zero carbon in operation. Bankside Yards benefits from access to the world-class cultural and amenity offer of the South Bank, as well as its exceptional transport connectivity.

Native Land is development manager and a joint venture partner in Bankside Yards alongside, Amcorp Properties Berhad, Hotel Properties Limited and Temasek.

Paul joined Australian Super, working in the London office, in November 2020 and is responsible for property investment activity in the UK and Europe. Since his arrival Paul has built out the Property team in London and led the acquisition of a 50% interest in the Canada Water regeneration scheme in partnership with British Land.

Paul has over thirty years’ experience in real estate investment, development and management. Previously he spent 13 years at The Crown Estate where he was the Chief Investment Officer and ran the strategy, investment, development and asset management teams dealing with £16 billion of assets. During his time there the teams he led were involved in around £10 billion of real estate transactions and completed over 2 million sq ft of new development. He also devised and led the creation of major partnerships with significant blue chip investors both in central London and around the UK. Prior to this Paul ran the real estate investment portfolio of the Church Commissioners.

Paul has also held various non-executive positions on unlisted vehicles and continues to contribute more widely to the real estate sector. Currently he sits on the board of Pathways To Property and is an active member of the British Property Federation.

Jay has 17 years’ experience leading complex development projects in central London across residential, office, hotel, cultural and retail sectors. He currently leads Native Land’s £2bn landmark Bankside Yard’s project and 105 Judd Street, King’s Cross. Before this he led planning and joint venture aspects of Burlington Gate, Mayfair. He has also spent significant time in the Asia Pacific region building and maintaining Native Land’s Joint Venture relationships.

Jay holds a MA (Oxon) in History & Economics from the University of Oxford and a MSc in Real Estate Investment & Finance from the University of Reading and is a Chartered Surveyor. In 2020 he was nominated by Property Week as their Young Property Personality of the Year. He joined the Native Land Board in 2021.

Lynn Smith

Lynn is Portfolio Director, Development & ESG at M&G Real Estate, responsible for M&G’s office development portfolio including the flagship City of London project, 40 Leadenhall. It is the second time that Lynn has joined M&G Real Estate having joined in 2016 as a Development Director covering the main commercial sectors, residential and master planning.

She has extensive experience in development across all sectors in the UK and Europe having previously worked at Europa, Aviva and The EDI Group. Passionate about sustainable design and the drive to zero carbon, Lynn has worked in commercial property for more than 30 years, is a judge for the BCO and Construction News Awards.

As Managing Principal of 10 Design, Chris has over 25 years of international experience on major projects throughout Europe, Middle East, Asia and Americas. Having lived and worked overseas in New York, Istanbul and Dubai, he is now back in his home base, leading the UK studios in London and Edinburgh.

Chris has extensive experience in the design, delivery, and management of projects across all stages. His current role is principal client liaison for projects in Europe and the Middle East. He works closely with

the design leadership to establish project direction and interface with clients and multi-disciplinary consultants, ensuring projects proceed in accordance with clients’ goals.

His award-winning works span a diverse range, most recently demonstrated by New Town Quarters Regeneration in Edinburgh, Al Seef Mixed Use Development in Dubai, and a number of world-class assets in Saudi Arabia to name a few.

Chris Jones is passionate about architecture, cities and the environment, how we shape the world around us and how it shapes us. He regularly shares the practice’s work, research and experience as a public speaker, visiting critic and jury member at academic institutions, international conferences and

public meetings across the world.

Prior to joining LGIMRA, Denz was Head of Special Projects at tech start up Appear Here and Head of Commercial Placemaking at BNP Paribas Real Estate. Denz is currently focussed on building an all new consumer centric Retail team at LGIMRA, with a mission on designing and delivering incredible places for people.

Emma was appointed Chief Operating Officer of British Land in January 2025. Prior to this, she jointly led the company's 53-acre Canada Water development project in central London. She joined British Land in 2014 and became a member of the Executive Committee in 2019.

Emma is Chair of TEDI-London, a higher education provider for future engineers founded by Arizona State University, King’s College London & UNSW Sydney. Also a Non-Executive Director of Assura plc.

Before joining British Land Emma spent 7 years at Landsec where she delivered a number of central London developments and oversaw their strategic land portfolio. She previously held development and land management roles at Barratt and Crest Nicholson.

I am fully involved in academic practice, curriculum development and provide inspirational leadership to develop growth in performance, fostering teaching and learning excellence, outstanding student outcomes, impactful research and knowledge transfer. I provide consultancy and research on a sustainable built environment. I have been keynote speaker and presenter for other renowned conferences and industry seminars. I was recently the speaker for Reinforced Efficiency for Carbon Reduction and Cost Savings Industry Seminar, UK.
