Chicago's office story has split in two. Downtown direct vacancy hit 24.7% in Q1 2026 — but trophy vacancy is just 11.4%, and on floors above the 25th, it's 8.4%. Class A leasing accounted for over half of all new deals in Q1, the average new lease is now 9,000 SF, and Mars Wrigley, IMC, Ropes & Gray, and Benesch all expanded into premier towers in the last six months.
