Why This Matters:

Charlotte’s housing market continues to experience  pressure from rising construction costs, tight capital availability, and persistent demand across both affordable and workforce segments. While development activity remains active, feasibility challenges and approval timelines are shaping how and where projects move forward. While not alone among major metro areas,  there remains a deficit of tens of thousand affordable housing units locally. Progress towards lowering this number will take collaboration across product type, private and public stakeholders, and will require creative approaches.

Developers, investors, architects, lenders, and public sector partners are increasingly rethinking how housing is structured, designed, and delivered to better align with today’s economic realities.
