Across the country, industrial's story in 2025 has been a challenge -- with too much supply built from the pandemic e-commerce boom, and, years later, not as much demand to meet the established supply. But the Mid-Atlantic is one of the exceptions to this trend. Because of a lack of space in the Greater Washington area, the D.C. region has seen about 15.4 million square feet in deliveries of new industrial properties since 2025, in comparison to the 24.9 million square feet in Baltimore and 66.4 million square feet in Philadelphia, according to Savills. Now, in the second quarter of 2025, the D.C. region saw a 6.6% vacancy rate and positive net absorption — new occupancy — of 1.7 million square feet, higher than the five-year quarterly average for the region.
