Terraces

Terraces is a pair of 11-story Class-A office buildings located in the Central Perimeter submarket of Atlanta. Originally developed by MetLife Investment Management, then reacquired by the firm in 2013, Terraces has recently renovated tenant-focused amenities including expansive, reimaged lobbies, collaborative gathering zones, a state-of-the-art fitness center, an additional 30-person presentation style conference center, and expanded common spaces known as “sky lobbies” that offer ample natural light and floor to ceiling views of the Atlanta skyline. Phase two of the project, slated to begin in 2019, will be dedicated to enhancing the property’s exteriors including significant improvements to its 24-acre campus. The refreshed landscape will feature lake-side seating and 1.5 miles of walking paths providing tenants with abundant outdoor gathering space and a welcomed escape from the conventional office setting.

Terraces’ strategic location provides convenient and desirable access to the area’s high-quality talent pool. The property’s setting offers access to more than 30 walkable dining, lodging and retail options. The campus is also conveniently located within close proximity to the Dunwoody and Sandy Springs MARTA stations, as well as major Atlanta thoroughfares GA 400 and I-285.

Elected mayor in November 2013, Russell K. (Rusty) Paul brings more than 40 years of federal, state and local public policy and public administration experience to the job. He is currently serving his third term.

Mr. Paul was elected to the founding city council for Sandy Springs in November 2005 and served one term. He chaired the city’s charter review commission and the Sandy Springs Development Authority.

He was confirmed unanimously by the U.S. Senate as Assistant Secretary for Congressional and Intergovernmental Relations in the first Bush Administration under Secretary Jack Kemp. Secretary Kemp also appointed him acting Assistant Secretary of Community Planning and Development and tapped him to oversee the department’s disaster response to Hurricane Hugo and the 1989 San Francisco earthquake.

He received the Secretary’s Golden Eagle Award, the highest honor a cabinet officer can bestow.

Besides his stints in federal government, Mr. Paul is a former Georgia State Senator and also served on the Stone Mountain City Council and served three terms on the Georgia Municipal Association board of directors.

In 1995, he was elected chairman of the Georgia Republican Party and served on the Republican National Committee, where RNC Chair Jim Nicholson appointed him to chair the State Chairman’s Advisory Committee.

He is a past chairman of the Sandy Springs/Perimeter Center Chamber of Commerce and a member of Sandy Springs Rotary. He and his wife, Jan, are parents of five adult children and attend Holy Innocents Episcopal Church.

Robert is a Vice President and Project Manager at Corgan, a full-services architecture and interior design firm. Over his career, it’s been Robert’s privilege to participate in the design and execution of large, high-profile projects including convention center, cultural arts, corporate office, mixed use and sports facilities. These have been opportunities to coordinate with a variety of stakeholders to focus the district and campus planning issues of dynamic urban sites. Robert is embracing the adventure of helping Corgan establish the office it opened here in Atlanta last year to support commercial, educational, aviation, mission critical and healthcare markets. Prior to that, he spent 20 years in Atlanta with TVS. Throughout, Robert has operated on the central importance of elevating project team commitment to maximize every project’s potential as a civic icon, every project’s duty to energize its inhabitants and every project’s potential to catalyze its surroundings.

Brandon Houston is a Principal with Trammell Crow Company’s Atlanta office, where his responsibilities include sourcing and executing new office development and investment opportunities. With over 12 years of commercial real estate experience, Brandon has negotiated over 2 million square feet of commercial leases and has been involved in development projects valued at over $900 million. He specializes in market analysis, project branding, financial analysis, lease negotiation, design team oversight and construction management.

Brandon previously served as a Principal in the Houston office of Trammell Crow Company. Prior to Trammell Crow Company, Brandon served as a Vice President with JP Morgan, focusing on commercial investment strategies for high net worth individuals.

Prior to joining JP Morgan, Brandon was a Director of Development with Midway Companies in Houston, overseeing site selection and development for over 1 million square feet of office and industrial projects in the Houston area.

Brandon has an MBA from Rice University and a BBA in Marketing from Texas A&M University. Brandon currently serves on the NAIOP State and Local Subcommittee and is a past director for the NAIOP Houston Chapter. Brandon is a board member for the Jones Graduate School Alumni Association at Rice University and he is an adjunct Professor in the Graduate Real Estate Program at the University of Houston, Bauer College of Business.

Blair Schlossberg

Blair Schlossberg, a founding member of Crown Holdings Group, began his career as an associate with the Atlanta law firm of Alston & Bird in 1991. At Alston & Bird, he gained a broad range of experience in both corporate and real estate law while also participating in their litigation practice. Mr. Schlossberg received extensive experience with residential and retail development, handled closings of construction and permanent financing loans, and gained valuable knowledge of real estate transactions.

After Alston & Bird, Mr. Schlossberg joined BWAY Corporation, a NYSE-listed manufacturing company with annual sales of $500 million, as General Counsel. There he served as a member of the Executive, Management, Employee Benefits and Strategic Alliance committees and led corporate restructuring initiatives and advised the company’s board of directors on M&A, real estate transactions, fiduciary issues, and shareholder and labor issues.

After leaving BWAY, Mr. Schlossberg partnered with Moshe Manoah to begin Crown Holdings Group. Capitalizing on Mr. Schlossberg’s legal, real estate transaction and financing abilities, together they have completed over $1 billion in real estate transactions mainly in the residential land development, multifamily and retail commercial projects. Mr. Schlossberg also formed StreetSide Developers through which he completed numerous condominium conversion projects and has been a principal in the acquisition, management and disposition of retail and multifamily residential projects. The retail division completed various Wal-Mart, Home Depot and Kohl’s power centers in Georgia and Florida.

Mr. Schlossberg is a graduate of the University of Texas where he was President of the Texas Student Body and received the Presidential Leadership Award and Scholarship. He completed a comparative legal studies program at Oxford University (England), received his Doctorate of Law degree from Emory University, and then obtained his MBA from the Emory University Goizueta School of Business. Mr. Schlossberg is admitted to the state bars in Connecticut and Georgia.

Chambers is responsible for managing the day-to-day operations of KDC’s Atlanta office including the Dunwoody Master-planned project and new development projects. He has over 25 years of experience in the commercial real estate, development, law and banking industries. Prior to joining KDC, Chambers spent two years with Jamestown in Atlanta, GA and nine years with Cousins Properties (NYSE:CUZ) in Atlanta, GA, and Austin, TX, developing office, retail and mixed-use projects across the U.S. Prior to joining Cousins, Mr. Chambers was a real estate lawyer in Atlanta with the firms of King & Spalding and Parker, Hudson, Rainer & Dobbs.

Ann Hanlon

Perimeter Community Improvement Districts

As Executive Director for the Perimeter Community Improvement Districts (PCIDs), Ann Hanlon is in charge of the organization’s daily operations, as well as its investments in transportation infrastructure.

The CIDs have an annual operating budget of over $8 million. Previously, Ann was the Executive Director of the North Fulton CID for 13 years, beginning when it was a start-up. Prior to entering the CID space, Ann served as a Senior Program Specialist at the Atlanta Regional Commission. She began her career in the private sector, as a Research and Development Analyst with Press Ganey & Associates, a healthcare consulting firm in South Bend, Indiana. A native of South Georgia, Ann received a Bachelor of Arts degree with a double major in Government and Computer Science from the University of Notre Dame, and a Masters of

Public Administration degree in Management and Finance from Georgia State University. Ann was honored as the “Woman of the Year” by the Women’s Transportation Seminar Atlanta Chapter in November 2016. In April 2015 and again in 2017, Governor Nathan Deal appointed Ann to the Board of Directors for the Georgia Regional Transportation Authority where she serves on the Projects and Planning committees. Ann was named a

“Notable Georgian” by Georgia Trend Magazine in 2017, one of the Atlanta Business Chronicle’s “Women Who Mean Business” in 2015 and as one of Georgia Trend Magazine’s “40 under 40” in 2012 and 2018. In 2021, she was included among a prestigious group of leaders in James Magazine’s Most Influential Georgians. In 2019, she served as Chairman of the Board of Directors for the Council for Quality Growth as the Council’s first female Chairman. Additionally, Ann serves on the Board of Directors for the Women’s’ Transportation Seminar, Atlanta Chapter, the Greater North

Fulton Chamber of Commerce, the Sandy Springs and Dunwoody Perimeter Chambers of Commerce, and the DeKalb Chamber of Commerce. In 2020, Ann was appointed by CEO Michael Thurmond to the DeKalb County COVID-19 task force, and continues to serve in that capacity as a representative of large business interests in Perimeter during the pandemic. Ann is a graduate of the Regional Leadership Institute of the Atlanta Regional Commission (2010) and Leadership North Fulton (2006). Personally, Ann is a volunteer with the Girl Scouts of Metro Atlanta, a member of All Saints Catholic Church and a sustainer with the Junior League of Atlanta. She lives in Dunwoody with her husband, Michael, and their two daughters.

Once parked, please take the elevator down to the 1st level. There is a building entrance sign immediately to the right when getting off the elevator.
