The Sun Belt has been the darling of residential real estate investors for a number of years, though the sentiment is softening a bit as the wave of delivers in the region's major cities has contributed to elevated vacancy. Significant population growth in many major centers in the Southeast continues, but it may take some time for the supply to settle out. How long is very much market dependent, as is when new projects will proceed at the scale we've seen in recent years. Those concerns aside, shifts in policy have led to economic uncertainty and an elevated tariff environment that rapidly evolves. The first half of the year saw stagnation in deal flow as all of these factors coalesced, and the initial interest rate cuts in 2024 have not been followed up on with the same frequency.
