The location allows for logistical efficiencies and access that other infill locations can't offer due to proximity to 3 major interstates and 4 different interstate exits. Additionally, the proximity to mega-projects like Gillem Logistics Center has only increased the demand from institutional-grade tenants and investors.

Project: The project consists of a 157,371 SF rear-load building situated on 13/8 usable acres. Features include 32' clear height, 54'W x 48.8'D columns, 60' speed bays, 200' depth, 185' truck court, 133 auto parking spaces, 42 dock doors, and ESFR system. There is 2,000 SF of office space available and the property is ready for immediate occupancy.

Greenleaf Capital

Dave is the co-founder and partner at Greenleaf Capital Partners, where he leads the integration and growth of the investment and operational aspects of a full service real estate firm. Greenleaf acquires, operates and services all of the investments it makes and is committed to long term cash flow driven investing.

Dave has over 20 years in real estate, starting when he spent summers acquiring rental homes in PA, pounding nails and renovating old properties on weekends. This passion for real estate continued through a career in financial consulting at Deloitte, then receiving a masters in Real Estate and Urban Development from George Washington. He launched Greenleaf in 2008 buying his first assets in the Atlanta market, eventually picking up and moving to Atlanta, GA full time. He is passionate about real estate and identifying ways to find creative value and opportunity in a project.

Since 2008 Dave and his partners at Greenleaf have executed over 125 buy side transactions and exited almost 50 investments. Initially focusing on multi-family and acquiring over 4,000 units, he shifted to capture opportunities within the medical, industrial and net lease asset classes where they have acquired over 2 million sqft of space in GA, TN, NC and SC. The track record of successful investments, alongside transparency into operations at a detailed level has enabled over 700 investors to not only gain financial returns but also see the inside of how real estate operations work on a day to day basis.

Additionally, Dave is passionate about adventure trips and how they translate to leadership. He normally gets groups together and takes them places they would never be or experience, and gets them outside their comfort zone. He believes this is where you learn to be a leader and handle situations. He has had rafts sink that we had to patch together, got lost skiing and ended up hitch hiking back to a mountain, been on road trips and had to dig out trucks and gone to remote areas pulling canoes through swamps. All these experiences were learning opportunities of how to handle unknowns, finding the gray area between the everyday road you follow and the one of being completely lost. Eventually being comfortable with being uncomfy and uncomfortable. That’s where he thinks entrepreneurs have to live, they have to seek those experiences in business and life to see things happen.

Why You Should Attend This Event

Why This Matters:

On a national level, the industrial sector has been a great bet for the real estate investment and development community for the past several years. However while the sector has experienced a record-setting amount of development, the prognosis for the largest of deals has become a bit murkier in the wake of financing challenges. Despite increases in vacancy rates across key Sun Belt markets, the prevailing sentiment between investors and lenders point more towards a normalization than a downturn. This event will discuss prevailing development strategies for the next wave of projects, how investors are navigating the choppy financial markets to salvage transactions, and what the amount of supply that has entered the market means for future project pipelines and leasing conversations throughout the region.

The Sun Belt continues to be the region that spurs investor confidence, as Atlanta, Charlotte, Raleigh and Nashville all place comfortably among the top 15 overall real estate prospects for 2024 according to PricewaterhouseCoopers. Hear how the most active firms are hedging bets and maintaining momentum in today's market. Bisnow covers the most pressing issues in the development and financing landscape to equip you and your firms in search of future deals.

What You'll Learn:

  • What trends are most prevalent among active projects to fit tenant need and demand?

  • What product sizes are most necessary in today's environment?

  • How have investors with active deals been navigating the financial and lending landscape?

  • Where is the landing zone in the investment sales environment?

  • How are owners and brokers tackling the wave of supply from a leasing perspective?

  • What do future project pipelines project through 2024 and beyond in the Southeast?
