The Southeast industrial market is turning a corner as after two years of elevated vacancy, slowing starts, and cautious capital, the fundamentals are rebalancing. Q1 2026 recorded the strongest net absorption since 2023, vacancy moved below its late-2025 peak, and new supply slowed to its lowest level since 2017. Development pipelines in major markets are beginning to rebuild as total space under construction rose 6.2% annually in Q1 2026, the highest level since Q3 2024. 

 

The forces reshaping demand aren't cyclical. The Southeast remains the most active industrial region in the country, representing over 25% of total demand, with Atlanta, Savannah, and Greenville-Spartanburg leading, driven by strong infrastructure, demographic growth, and manufacturing resurgence. Infrastructure constraints, especially access to reliable power, are now emerging as critical factors shaping development timelines, site selection, and asset performance. As the pressure around these challenges build, but other macro factors remain well positioned, the industry is navigating both real challenge and real opportunity.
