Self-Storage has evolved from a niche asset type into an increasingly institutionalized and actively traded asset types. With the U.S. market surpassing a value of $45 Billion in 2025, and projected to reach nearly $60 Billion over the next decade, the sector continues to attract investment interest from publicly traded REIT's to regional operators and most everything in between as firms seek stable returns and recession resilience. As the overarching real estate markets navigate challenging interest rate and underwriting dynamics, 2025 came with $5.9 Billion in transaction volume as of late November, up from an estimated $3 Billion in 2024.
