Core and shell construction of the first phase of the business park, an 84,750 SF small-bay industrial warehouse, was completed in June and is permit-ready for a 3,595 SF spec office that can be delivered in 12 weeks.

About The Asset
The Colorado Aerospace Business Center encompasses a total of 31 acres at the northwest corner of Bradley Road and Foreign Trade Zone Boulevard in southeast Colorado Springs. Conceptual site plans for future phasing include industrial buildings ranging from 20K SF to 130K SF, plus three retail pad sites.
To efficiently meet the research and development and manufacturing needs of aerospace and high-tech users, Phase 1 features fiber redundancy, 3,500 amps of power, drive-in and dock-high loading, and the ability to install rooftop antennae or solar panels. Additional site amenities include EV charging stations, the ability to fence individual buildings for additional site security, and outdoor storage capabilities.
Arco/Murray is the design-build firm responsible for construction at the property, and Cushman & Wakefield is handling the industrial leasing of Colorado Aerospace Business Center.
About The Neighborhood
The Colorado Aerospace Business Center is in a prime location for aerospace firms given the proximity to the Colorado Springs Airport, Peterson Space Force Base, Schriever Space Force Base, the Fort Carson Army post and the Air Force Academy. This is a rapidly growing area that has seen its workforce swell, thanks to major employers including Amazon, Frito-Lay, L3Harris, The Aerospace Corp. and Northrop Grumman. Colorado features the second-largest space economy in the country, with more than 2,200 aerospace companies that created more than $12B in economic impact in 2023.
The development is also located within all available economic incentive zones in the region, including an opportunity zone, enterprise zone, aeronautical zone and foreign trade zone. Of particular interest during the current trade and tariff negotiations is the foreign trade zone, which is considered outside of the U.S. Customs territory for tariff purposes. Businesses in these areas engaged in international commerce have significant advantages, including streamlined customs procedures, duty deferrals and the potential for relief from recent tariffs, making it an attractive option for manufacturers, importers and exporters seeking cost efficiencies and global competitiveness.

The Colorado Springs industrial market is showing strong fundamentals in 2025. Sales volume increased 10.2% year-over-year in the first quarter, from $20.7M in Q1 2024 to $22.8M, suggesting investor demand is on the rise. Sale price per square foot rose sharply from $143 to $172, representing a 20.3% increase. According to Matthews Real Estate Investment Services, the boost in the Colorado Springs industrial market has been particularly concentrated in newer or recently renovated properties with strong in-place leases or lease-up potential.
