The Denver Deal Sheet: 6th And Broadway Retail Sells For $7.2M
Shops at 6th & Broadway, a 12K SF retail center at one of Denver’s busiest intersections, has sold for $7.2M.
Located at Sixth Avenue and Broadway, the property was 76% leased at the time of sale, with tenants including AT&T, Jersey Mike’s, Einstein Bros. Bagels and Palm Beach Tan.
The buyer, an unnamed local family office, and the seller, an unnamed private local investor, were both represented by Marcus & Millichap’s Ian Hicks, Ryan Bowlby and Drew Isaac.
The listing team said the deal drew strong interest from institutional, regional and private buyers, culminating in a competitive bidding process. The only vacancy is a Broadway-adjacent end cap.
The sale adds to recent activity along the Broadway corridor. In May, the 13K SF building at 76 Broadway that is home to The Hornet restaurant sold for $3.3M, below its $3.95M asking price. In January, a 6K SF liquor store property at 2035 S. Broadway changed hands for almost $4.7M in an off-market deal.
SALES
A two-building, eight-unit apartment complex in Evans sold for $1.3M, the highest price-per-unit for a multifamily sale in the city in the past two years. The 2003-built fourplexes, located at 3911–3925 Central St., feature three-bedroom units averaging just over 1K SF. The property was fully occupied at the time of sale.
LEASES
Monfort Cos. has signed a 10-year lease at 1900 Lawrence, relocating its headquarters to the newly completed 30-story tower in downtown Denver. The firm will move into Suite 1930, a nod to the founding year of Monfort of Colorado, this October. The company did not disclose the size of its lease.
CONSTRUCTION AND DEVELOPMENT
South Platte Crossing Apartments, a 60-unit affordable housing development in Commerce City, opened June 9. The $28M project, a partnership between Nesbitt Development, Brinshore Development and Urban Land Conservancy, offers studio to three-bedroom units for households earning between 30% and 80% of the area median income. The community sits on land held in a 99-year community land trust and includes amenities like a fitness center, bike storage and a playground.

Brinkman Construction broke ground on Oaks Ridge at 64th, a 161K SF multifamily project in Denver. The 168-unit market-rate complex will include four residential buildings, a clubhouse and amenities such as a fitness center, a game room and surface parking. Slated for completion in fall 2026, the project marks Inner Circle Capital’s first Colorado development.

Nooks has opened a new classified workspace facility in Colorado Springs offering secure, subscription-based infrastructure for government and defense partners. The veteran-owned firm says the space will generate up to $37M in local economic impact and create 35 high-wage jobs. The expansion adds to the region’s 250-plus defense and aerospace businesses.
