This Week’s Denver Deal Sheet

Vapor Trail, a 58K SF industrial development near the Colorado Springs airport, announced it is fully leased after three new tenants signed leases. Those new tenants are US Building Supply, Redstone Technical and Vital Records Control.

Vapor Trail was developed by Denver-based Central Development. The company plans to turn its attention to a 14-acre retail showroom at the Rock Commerce Center. 

“We filled a void in the market for medium-sized tenants supporting the area,” Central Development co-founder Jeremy Records said in a press release. “These businesses need local resources for receiving and distributing products. They chose the location for the same reasons leaders like FedEx and Amazon have built or leased nearby facilities.”

PEOPLE

CBRE Denver office leader Katie Kruger departed the firm Dec. 1, the Denver Business Journal reported. Kruger declined to comment on the reason for her departure and plans to write a book before settling on her next venture, according to the DBJ. 

SALES

NorthPeak Commercial Advisors brokered the sale of an eight-unit multifamily property at 10500 West Eighth Ave. in Lakewood for $1.4M, or about $168K per unit. Brokers Hunter Schaefer and Jack Sherman worked with the buyer and seller in the transaction.

A 28-unit multifamily property at 921 Mount Massive Drive in Leadville sold for $7M. NorthPeak Commercial Advisors’ Joe Hornstein and Scott Fetter worked with the buyer and seller. 

LEASES

The Feed, an athletic nutrition company, leased more than 75K SF at the Verve Commerce Center in Broomfield. JLL’s Patrick McGettigan, Jason White, Mitch Zatz and Carmon Hicks represented the developer and landlord. 

CONSTRUCTION AND DEVELOPMENT 

VanWest Partners broke ground on a new 93K SF Class-A self-storage facility at 2425 South Colorado Blvd. in Denver. The previous building on the site was a Class-C office building and was demolished.

Galloway Architecture is the architect and civil engineer, and Waner Construction is the general contractor. Financing was provided by Wintrust Financial.
