This Week’s Denver Deal Sheet: Hotel Boulderado Buyer Picks Up Another Property
AJ Capital Partners, the firm behind the Hilton-branded Graduate Hotels chain, has acquired the Table Mountain Inn in Golden for a little over $27.2M, according to a special warranty deed recorded April 24 and first reported by the Denver Business Journal.
The seller was longtime Colorado restaurateur Frank Day, who bought the 74-room hotel in 1991 for $360K.
It’s the second hotel AJ Capital has acquired from Day in recent weeks. In late March, the Nashville-based firm paid $102M for the 119-room Hotel Boulderado in downtown Boulder. At the time, hotel staff said the Boulderado would be renovated and rebranded as a Graduate property.
Whether the Table Mountain Inn will undergo the same transformation is unclear. AJ Capital did not respond to the DBJ’s request for further details.
CONSTRUCTION & DEVELOPMENT
Opus has started construction on Catalyst Industrial, a 188K SF Class-A speculative industrial building at 15030 E. Fremont Drive in Centennial. The 32-foot-clear facility will include 28 dock doors, six drive-ins, parking for 268 vehicles, and what Opus describes as the highest power capacity among comparable properties in the southeast submarket.
Delivery is expected in the first quarter of 2026. CBRE’s Todd Witty and Daniel Close are handling leasing.

Trailbreak Partners has completed Ridian Apartments, a 123-unit multifamily community at 3295 N. Eliot St. in Denver’s Highland neighborhood. The 140K SF, three-story project includes studios, one- and two-bedrooms, and offers rooftop views, a plunge pool and hot tub, coworking areas, and a 2,500 SF fitness center. Ten percent of units are income-restricted, designated voluntarily before Denver’s affordability rules took effect in 2022.

CBRE’s Monica Wiley and Jeff Wood are marketing the Lumber Baron Inn, an almost 10K SF Victorian mansion at 2555 W. 37th Ave. in the Potter-Highlands. Built in 1890 by lumber baron John Mouat, the restored property includes five guest suites, a commercial kitchen, a third-floor ballroom and an outdoor courtyard. Currently operating as a bed and breakfast and event venue, the site is zoned for residential or commercial use.

Victoria Edwards joined national law firm Adams & Reese as counsel in its Denver office. A former Akerman LLP partner and solo practitioner, Edwards brings 20-plus years of litigation and appellate experience and is licensed in four states. Edwards will represent clients in commercial financing and lending, construction and other specialties.

Dallas-based Landsea Homes has closed on 30 homesites at The Aurora Highlands, a 4,000-acre master-planned community. The builder plans to deliver a mix of one- and two-story homes, with construction expected to start this summer and a grand opening slated for fall. This marks Landsea’s first project in the Aurora submarket.
