Summit FC Soccer Team Leases HQ Downtown: The Denver Deal Sheet

Denver’s new professional women’s soccer team has leased office space near Union Station for its corporate headquarters.

Denver Summit FC leased around 10K SF at Mercantile Square in preparation for the team’s inaugural season, which starts in March. CBRE represented Denver Summit FC and the landlord, Morey Mercantile LLC.

Originally built in 1893, the Mercantile Square building at 1550 Wynkoop St. is a mixed-use property across the street from Union Station that was most recently renovated in 2013. It previously housed the downtown location of the Tattered Cover local bookstore. 

Last year, the LoDo submarket experienced the largest vacancy rate change in downtown, falling to 19.3% in the fourth quarter, according to CBRE.

Trammell Crow Co. appointed Megan Kranichfeld as market leader of the Denver office, overseeing regional development and investment for TCC and its subsidiary, High Street Residential. Kranichfeld has been with TCC since fall 2023, during which time the company's speculative construction pipeline in Denver has grown to 2M SF.

SALES

Thompson Thrift sold a multifamily community called Notch66 in Longmont to The Wolff Co., an Arizona-based real estate investment and development firm, for an undisclosed price. Notch66 consists of 336 units on 18 acres at 2514 Main St. and Ute Highway. The property was 93% leased at the time of the sale. 

CONSTRUCTION AND DEVELOPMENT

Ikea plans to open in Fort Collins, its third Colorado location, sometime this year. The location will be a 64K SF store at the Front Range Village Shopping Center.

The state of Colorado is partnering with private companies including Metro West Housing Solutions, Oakwood Homes and Elevation Community Land Trust to build affordable housing in Lakewood.

The Lakewood Complex public-private partnership envisions 120 rental units for households making between 30% and 70% of the area median income, as well as 50 to 60 "attainable" homes and 10 to 20 deed-restricted homes for sale. The site would also include a childcare center.

The new housing is planned on state-owned land at 1881 Pierce St. and 1900 Reed St. The building at 1881 Pierce will have a different redevelopment plan. Construction is scheduled to start in 2027.
