Gold Star Sausage Building Renovation Completed

The $7.4M renovation of the historic Gold Star Sausage Co. factory into creative office and retail space has been completed.

At 28th and Walnut streets in Denver’s River North neighborhood, the five connected buildings totaling 48K SF contain unique architectural features, including a rugged brick facade accented by expansive steel-framed windows, skylit bow-truss roof systems that have been soda blasted to restore their original appearance and 18- to 25-foot ceilings. A large exterior loading dock has been repurposed to serve as an outdoor plaza area with seating and elevated sidewalks. Oz Architecture designed the project.

“Denver’s RiNo district is in the midst of a dramatic renaissance, transitioning from a stagnant industrial neighborhood into a vibrant, mixed-use community,” said Lorne Polger, senior managing director of San Diego-based Pathfinder Partners, which acquired the property in October 2015 and developed it in partnership with Denver-based Winfield Partners. “The revitalization of this 1930s-era manufacturing plant into contemporary light-filled creative office and retail space has been truly transformative.”

Built in 1937, the property originally operated as The Puritan Pie Co. Gold Star, the Colorado-based sausage company, took over the facility in 1940 and operated there until 2015. The Gold Star sign remains as a testament to the property’s pedigree.

Two tenants have leased 16,500 SF: Solesdi U.S., showcasing high-end European furniture; and Design Wright Studios and Artisan Rug Gallery showroom.

That leaves up to 28K SF of contiguous space available with an asking lease rate of $28/SF. Trent Rice of NAI Shames Makovsky is the leasing broker.
