Selerix Insurance Services To Nearly Double Its HQ Size With Plano Lease: The DFW Deal Sheet

Bradford Commercial Real Estate Services and Gildenson Real Estate LLC were able to backfill the penthouse office in a prominent Plano building before the space was even vacated.

Benefits management firm Selerix Insurance Services signed a long-term lease for the more than 28K SF penthouse in One Legacy Circle at 7500 Dallas Parkway in Plano. The lease will nearly double the size of Selerix’s headquarters and bring its teams under one roof beginning in October. 

The lease also makes Selerix the largest tenant in the 214K SF office building.

The company is consolidating offices in McKinney and a 15K SF space on the fifth floor of One Legacy Circle that it inherited in a 2025 merger with TBX Employee Benefits. 

"One Legacy Circle's ownership will do its best to accommodate tenants who are expanding," Bradford Senior Vice President Jared Laake said in a statement. "We were able to work within the terms of the current lease to relocate Selerix within the building and meet its long-term growth needs."

Laake and Gildenson Real Estate’s Eduardo Gildenson represented the landlord, Land Legacy LP and Manas Legacy LP, in the transaction. Site Selection Group’s Alan Wood represented Selerix in a deal that is essentially an early renewal, lease extension, expansion and relocation from inside and outside the building.

SALES

Cabot Properties sold the nearly 755K SF Wintergreen Distribution Center at 1200 W. Wintergreen Road in Hutchins to a private real estate investment firm. Wintergreen Distribution Center was completed in 2018 and is fully leased to two tenants with a weighted average lease term of 5.3 years. Cushman & Wakefield’s Jim Carpenter, Jud Clements, Robby Rieke, Emily Brandt and Trevor Berry represented Cabot Properties in the transaction.

Thompson Realty Capital and Trez Capital sold the 288-unit multifamily property The Ovilla at Legacy Square. The three-story, garden-style asset was completed in 2023 on more than 18 acres in the Legacy Square master-planned development in Red Oak. Institutional Property Advisors’ Michael Ware, Joey Tumminello, Drew Kile and Taylor Hill represented the sellers and procured the buyer, Fogelman Properties.

BGO and Alliance Industrial Co. acquired the 266K SF Northwest Commerce Park Building 2 industrial property at 2765 Highway 114 in Fort Worth through a joint venture. Completed in 2020, Northwest Commerce Park Building 2 is a single-story, front-load distribution facility.

It has 32-foot clear heights, 51 dock-high doors, two drive-in doors, a 185-foot concrete truck court, 46 trailer stalls and 135 parking spaces. Seyfarth Shaw LLP acted as legal counsel for BGO.

Hall Group acquired the 112K SF boutique office building at 2525 McKinnon St. in Uptown Dallas. The eight-story property was built in 2003 and will be renamed Hall Uptown as part of Hall Group's plans to invest in a series of upgrades to enhance the tenant experience.

Eastdil Secured's Dallas office advised on the transaction. Leasing for Hall Uptown will be led by Hall Group’s Kim Butler, Brad Gibson and Rena Padachy.  

LEASES

EōS Fitness signed a long-term retail lease to open a nearly 44K SF gym at 532 Interstate 30 W. in Garland. The fitness center will replace a former Kroger location as an anchor tenant in the Beltline I-30 Shopping Center. Segovia Partners represented the tenant, while Shop Cos. represented the landlord, NetCo Investments Inc.

Innovative Life Sciences leased nearly 84K SF in a 65-acre business park at 350 Cypress Hill Drive in McKinney. The move expanded its total industrial footprint to more than 218K SF leased over the past four years. Colliers’ Billy Vahrenkamp and Blaine Shawaker represented Innovative Life Sciences in the transaction.

JPMorgan Chase leased 41K SF to build out new banking teams in the new Tower at Hall Park in Frisco. The office at 6605 Warren Parkway will be home to 120 JPMorgan Chase bankers beginning in early 2028.

Labora leased 20K SF to tenants Republic Property Group and the Dallas Economic Development Corp. at 400 Record St. in Downtown Dallas. Cushman & Wakefield’s Rodney Helm and Matt Schendle represented Labora in lease negotiations. CBRE’s Robert Blount and Hudson Woods represented Republic Property, while Cresa’s Sharon Morrison and Chelby Sanders represented the Dallas EDC.

CONSTRUCTION AND DEVELOPMENT

Go Ape Adventure Park plans to construct a 5-acre outdoor experience in Cedar Hill’s Midtown district. The Cedar Hill City Council on Aug. 25 approved plans for the project that will include zip lines, rope bridges, tree houses and canopy walks. Construction is expected to begin before the end of 2026, with the Cedar Hill location anticipated to open in spring 2027.

Realty Capital Residential broke ground on a 289-unit, market-rate multifamily community called The Lofts at Lakeview in the 47-acre Lakeview Landing mixed-use community on Highway 377 in Granbury. The Lofts at Lakeview is anticipated to open in early 2028. Financing came via a construction loan from Origin Bank, with equity provided by EB5AN and Realty Capital Residential.

FINANCING

Admiral Legacy Investments closed on construction financing for MIC Phase 1 Office, the first office development within The Mansfield Innovation Community in Mansfield. It will be a Class-A development within the broader mixed-use innovation district. Developers plan to go vertical on the project in October 2027.
