This Week's Dallas-Fort Worth Deal Sheet

The Omni Frisco Hotel, the luxury hotel in The Star, had its grand opening Friday.

The 300-room hotel with 24K SF of meeting space started welcoming guests on July 24. It features retail space curated by Dallas Cowboys Executive Vice President and Chief Brand Officer Charlotte Jones Anderson.

“The Omni Frisco Hotel is truly a focal point of the luxury and entertainment experience we offer here at The Star,” Cowboys owner Jerry Jones said.

Gensler is the architect of record, and Wilson Associates consulted on the project. It is the official hotel of the Dallas Cowboys.

Transwestern Dallas sold $75M worth of multifamily assets in the past two weeks with properties in Texas and Florida:

  • The Foundry, Fort Worth: 167 units
  • Mark at 2600, Arlington: 250 units
  • Casa del Rio, Jacksonville, Florida: 458 units

Men's apparel retailer Bonobos leased 1,200 SF in WestBend, a mixed-use development in the University District of Fort Worth. Its storefront will be between Warby Parker and Drybar. The WestBend redevelopment is adding office space, valet and free covered parking, and amenities. Developer Trademark Property Co. is continuing with Phase 2, expanding the property on 3.5 acres immediately south of WestBend. It will be built out with ground-floor retail, a signature hotel and multifamily units. At full build-out, WestBend will have 670K SF of mixed-use.

FINANCING

BMC Capital has arranged a $3.8M loan for a 94-unit multifamily property in Dallas. The loan included a 10-year fixed term, 4.3% interest rate, three years interest-only and a 30-year amortization.

JLL, led by Mark Brandenberg, secured acquisition financing from S2 Capital and partner Pennybacker Capital for Mark at 2600, a 250-unit, 208K SF multifamily community in Arlington.
