This Week's Dallas-Fort Worth Deal Sheet: Frisco Station To Add 86K SF Medical Office Building

With outpatient volume expected to rise more than 20% in the next few years, one North Texas city is about to see new construction that will allow medical professionals to keep up with the rising population.

Cambridge Holdings broke ground on a nearly 86K SF medical office building at Frisco Station.

Dallas-based Cambridge Holdings Inc. broke ground on a nearly 86K SF medical office building at the 242-acre Frisco Station mixed-use development in Frisco. The three-story building will serve as the first project in Frisco Station’s Health and Wellness District, which will encompass 35 acres at final build-out within the development. 

“The continued growth in Frisco and North Texas overall has created an increasing demand for healthcare services, including hospitals, medical office buildings and specialized care,” Cambridge Chairman and CEO Jean-Claude Saada said in a statement.

The Frisco Station Medical Office Building will be located at the intersection of Dallas North Tollway and Warren Parkway, adjacent to The Star. It is slated to open in late 2026.

The building’s anchor tenants will be Compass Surgical Partners, Orthopedic Institute of North Texas and Lam Vascular & Associates. They will operate a more than 13K SF multispecialty ambulatory surgery center and clinic space. 

Additional tenants include Elite Imaging and physicians specializing in interventional radiology, OB-GYN and orthopedic spine treatment.

The building's architect is Perkins & Will. Rogers-O’Brien Construction is the general contractor, Kimley-Horn is the civil engineer and Transwestern Real Estate is the broker.

Audrey Miranda was promoted to director of marketing and partnerships at Galleria Dallas, which is managed by Trademark Property Group. Miranda, who was previously the Galleria’s assistant director of marketing, will oversee direct sales and revenue generation through media assets, brand partnerships and programming throughout the shopping center.

FreeUp Storage features four climate-controlled units, 101 units without climate controls, 34 indoor units and six commercial warehouse units.

Spartan Investment Group sold the nearly 22K SF FreeUp Storage in North Richland Hills to Hinze Capital. The facility at 3725 Flory St. features more than 140 total units. Marcus & Millichap’s Danny Cunningham and Brandon Karr represented the seller and secured the buyer. 

LEASES

Absolute ReComp leased 30K SF at Lakepointe Towne Crossing in Lewisville. The Retail Connection’s David Levinson and Thad Beckner and Retail Union’s Bryan Cornelius represented landlord NADG-TRC Lakepointe LP.

CONSTRUCTION AND DEVELOPMENT 

Adolfson & Peterson Construction broke ground on a project for Christ the King Catholic Church and School in Dallas. Construction will occur in phases and include the complete renovation of Christ the King’s Parish Hall and the demolition of Bernadine Hall, which will be replaced by a 25K SF academic building and a new chapel. The church’s business office will also be relocated and the courtyard outside of the sanctuary will be improved. Construction is expected to be finished in summer 2026. Beck Architecture is the project’s architect.

ONM Living will construct two new build-to-rent communities, Cottages at Century Farms in Anna and Cottages at Providence Commons in Providence Village. The former will be located at 1955 Chambersville Road just north of the planned Collin County Outer Loop extension with 290 duplex-style homes. Cottages at Providence Commons will be at 10734 Fishtrap Road with 188 cottage-style homes. Both communities are expected to begin renting in late 2026.

Amenities at both sites will include community-wide WiFi, a fitness center, a resort-style swimming pool, sports courts, a dog park and walking trails. ONM’s investment partner in both projects is All Pro Capital, and both communities will be developed in partnership with ONM sister company Jabez Development. Both projects will also feature single-family, for-sale homes from HistoryMaker Homes.
