In The City For Good’s newly renovated facility has been completed. The three-classroom building at 3901 Latimer will be used for a portion of Park South YMCA’s overcrowded preschool classrooms.

Developer Trammell Crow, Alliance Architects and Fast-Track Construction offered their commercial real estate development expertise to convert an abandoned 2k SF laundromat into a preschool building and increased the capacity from serving 100 to 145 children.

JLL hired Allison Holland as a managing director. Working under David Williams, leader of JLL’s Multifamily Capital Markets, Allison will provide debt and equity placement and advisory services for senior housing and healthcare assets across the nation.

Westmount Realty Capital acquired Forest Oaks Apartments, a Class-B garden-style apartment property at 2408 Forest Oaks Lane in Arlington. Westmount will rebrand the 164-unit property as Westmount at Forest Oaks. Financing was provided by Berkadia through the Freddie Mac Value-Add Program

Greysteel was named exclusive adviser and agent by AMG Ventures for the sale of Geneva Apartments in Dallas. Greysteel’s Boyan Radic, Doug Banerjee, Andrew Mueller, Ryan Hill and Andrew Hanson are marketing the property.

Milan-East Park Row sold a 21k SF industrial building at 3401 East Park Row Drive in Arlington to RMB 13. Bradford’s Kevin Santaularia and Michael Spain repped the seller. Michael Cargile of Voit Real Estate Services repped the buyer.

Hawkeye Realty Campbell Ranch sold 14 acres at SEC Highway 3040 and Valley Parkway in Lewisville to Senior Care Living VI. CBRE’s Marty Neilon repped the seller. Valhalla Real Estate’s Matthew Huckin repped the buyer. A specialty senior care development is planned for the site.

Peloton is now leasing The Brewery at 703 McKinney Ave. The six-story, 209k SF building was built in 1890 and will complete renovations next year.

A shopping center at 2003 West Davis St in the Bishop Arts District is 100% leased after the addition of two new tenants—a convenience store and Pipes & Culture. Vision Commercial’s Roger Smeltzer repped the landlord, Nadroz Inc. The two tenants were self-repped.

FINANCING

Greysteel arranged bridge financing for the refinance of The Trails Apartments (above) in Dallas on behalf of 4335 Cedar Springs. The 12-month interest-only line of credit, provided by a local lender, features a floating-rate 325 bps over the 30-day LIBOR rate. This transaction was negotiated by Greysteel’s Anton Mattli and John Marshall Doss.

CBRE Capital Markets’ debt and structured finance arranged debt financing for Tollway Towers, a three-building office asset in Dallas. CBRE worked on behalf of Champion Partners and CrossHarbor Capital Partners to obtain a $32M non-recourse loan. CBRE’s Scott Lewis, Greg Greene and Matt Ballard originated and secured the financing on behalf of the borrower.
