TD Ameritrade will build a new 355k SF, three-story office building in Southlake along SH 114.

The new campus at 1051 W Kirkwood Blvd will sprawl over 78 acres and have a five-level parking structure. Construction will commence in Q3 2017.

LEASES

What A Great Dog! leased 15k SF at 655 Glenville Dr in Richardson. Henry S. Miller’s Dan Spika and Scott Axelrod repped the tenant, and Holt Lundsford’s Josh Barnes repped the landlord.

Sonic Healthcare leased 11k SF and will relocate its local operations to the Custer Court Office Building in Richardson, which was acquired more than a year ago by Origin Investments. Stream Realty Partners is the exclusive leasing and management company for the building.

North American Composites Co leased 21k SF of office/warehouse space at 2647-59 Market St in Garland. NAI Robert Lynn’s Stephen Cooper and Tom Lynn repped the landlord.

Prologis Northgate 14 has two new tenants:

  • ODL Inc a decorative and clear door-glass supplier, leased 100k SF. JLL’s Melissa Holland and Forshey Hoobler repped the tenant, and Prologis’ Jacob Milligan repped the landlord.
  • Creations Global Retail leased 100k SF as well. NAI Robert Lynn’s Stephen Cooper and Chad Albert repped the tenant.

Compass Professional leased 57k SF of office space in Bank of America Plaza at 901 Main St in Dallas. Cushman & Wakefield’s Charlie Beck and Mike Wyatt repped the tenant.

Philadelphia Hardware Group leased 27k SF of industrial space at 4653 Leston Ave in Dallas. Lee & Associates’ Corbin Blount repped the tenant. The landlord, Regal Business Center, was repped by Lee & Associates’ Phillip Rosenfeld and Matt Thompson.

Rab Lighting Inc leased 63k SF of industrial at 330 South Royal Ln in Coppell. CBRE's Dave Anderson and Stream Realty's Blake Kendrick negotiated the lease.

SALES

Richardson Independent School District bought an 86k SF office building on 4.5 acres that will be reused as an elementary school.   Citadel’s Scott Morse, Scott Jessen, Andy Goldston and Mac Morse repped the buyer. Novus Realty Advisors’ Grant Brodeur repped the seller, Cocanougher Asset 2 Ltd.

An LLC sold Walnut Hill West, a 54k SF office property in Dallas, to another LLC based in California. Marcus & Millichap’s Ron Hebert and Zachary Ryan repped the seller.

Ewing Properties purchased a 19k SF building on Leslie Street in Dallas. NAI Robert Lynn’s Robert Blankinship repped the seller, and CBRE repped the buyer.

An unnamed developer acquired Arbor Creek, a 12k SF retail property in Euless. Marcus & Millichap’s Philip Levy and Chris Gainey marketed on behalf of the seller (also a developer).

AEW Capital Management selected JLL to manage and lease The Shops at Highland Village, a 352k SF shopping center at 1701 Shoal Creek in Highland Village. JLL VP of leasing Brenda Ford and SVP Rick Vita will lead the assignment.
